Big Picture: Where are we?
Victors: Framing in progress, target to complete 9/15 (at risk)
Shop: Concrete work all complete. Framing starts in Sept (pending framing at Victor’s)
Corp Update
Only one showing at Pearl St this week. Hoping this picks up in Sept as we get closer to people’s actual move date.
A couple of minor items working on the other properties. Had a few showings for the place on Pearl St. There are some appealing tenants from a landlord perspective, but it appears that most folks aren’t planning 6+ weeks out. Several of the possible tenants need a place by 9/1 or 9/15, which doesn’t work for the existing tenant. Stay tuned.
The Shop
Met with another crew this week to consider options to get the building done before winter. I should see their actual bid this week.
I’d like to work with my existing framers, but they behind schedule at Victor’s place. It’s a double-whammy- (a) they would be late to start the shop due to current delays, and (b) their current pace doesn’t give me confidence that tehy’ll be able to knock out the shop before the weather turns.
Got the bid from the electrician. It was a little higher than expected, but not egregiously so.

Victor’s House
Second floor ceiling joists are all in. Our goal was to have subfloor down on the third floor, so we are ~2 days behind that goal. Unfortunately the promised “additional resources” haven’t materialized. (See comments above about my concerns). The weather wasn’t a factor this week- it was basically perfect all week, so that’s not the issue.
I received a second estimate on plumbing this week. It was substantially less expensive than the first bid (which came from the guys who did the shop). I’m waiting on one other bid and I’ll pull the trigger.
In terms of the work, the goal this week would be to finish the joist sistering and be ready to frame at least one wall on the 3rd floor of the main building. Then we could sheath the roof over the addition and then get the rest of the walls up for the 3rd floor.
Electrical bid came in this week also. It’s about 25% up from when we did our place on Mintwood, which is reasonable, given inflation and materials costs.

Windows arrived this past week, but they will be delivered the week of 31 Aug.
Next activities:
- get bids for HVAC, and finalize Plumbing
- get water, gas, and electrical turned on
- Develop landscaping plan, incl possible retaining wall out back.
- Submit change in plans to city to add front porch & deal with back yard/ driveway
- Framing is scheduled to wrap at the end of Aug, and siding by mid Sept. By my estimate, we are at risk by several weeks on this target. (At risk)
- The windows are scheduled to arrive this week, so we may lost a few days to putting them in.
- Hardscape planning. Ed will come out and look at the excavation, and Giovani will come out and look at the concrete work. Realistically, none of the actual work will happen until next summer, but I’m doing the plans this fall so we can get them through the city.
