Status Report, 12 July 2021

Big Picture: Where are we?
Inside, We are waiting on a couple of little clean-ups on rough mechanicals, scheduled for ~12-13 July. Then we’ll be ready for pre-insulation inspection. Over the past 10 days, we’ve cleaned all of the exposed brick and repointing has begun.
Outside, We have scheduled the sewer line repairs for 12-17 July. Roof repairs are scheduled for 1-14 August.

Goals from Week of June 6

  • Collect bids for insulation
  • Finalize sheetrock selection

Accomplishments

  • Audit prep is “nearly” complete. Been focused on some tasks over at Mintwood, which slows progress on “office” tasks.
  • Masonry cleaning is complete, and we’re ready to finalize the mechanicals for inspections this week

Corp Update

  • We scheduled a visit from Team Grey Leader (mom). She’s set to come out August 13th-26th
  • We are due to renew our contractor license by 25 August. I’ve begun the process. Mostly it involves pulling together the various insurance forms, tax forms, etc. and sending it all in. I sometimes wonder what the ratio is of paperwork-to-lumber in the building trades. 🙂

Mintwood St

  • Demolition:  Work is complete.  See blog post
  • Roofing. No big changes here. We’re ready for the start on August 1st. Scaffolding will be dropped off July 29, and my scaffold guy will build it on July 31-Aug 1. The team from Wm Prescott Roofing will arrive on August 2. I have confirmed with one of the neighbors already that it’s fine to build out the scaffold on their property.
  • Carpenters (no change from June 6) Carpenters have finished the over-framing. After inspection of mechanicals, we’re ready for insulation and drywall.
  • Windows: (no change since May 16) Windows were installed this week on May 13-14. This actually included the odd sized window in the kitchen, which was good news.I haven’t inspected the final results yet, but will review on Monday.
  • Insulation Having given up on JG Drywall, I’ve contacted an insulation specialist. They will be out on July 21st to review the building and place a bid.
  • HVAC White Heating came out on Friday to tidy up a few things. They’ll continue next week. 
  • Plumbers:  We are set for the return of Matt Mertz on Monday. They’ll be attaching the drains to the shower pans, and installing the mixing valve bodies for the office shower and the upstairs bathtub. We are also ready for Mister Sewer, who will start on July 13th (slipped from July 12 at their request).
  • Electrical: Electricians spent a day on site cleaning up various items. We can’t finalize the electrical until the fans are ready for installation. First we need to find the best way to exit the building. It looks like we’ll punch through the side wall, but that will require work from the masons, as no one else feels confident to do that work. I’ll take it up with Glen and Rob next week.
  • Masonry Rob has returned, and is working on the interior masonry clean-up. He’ll be pointing all of the fireplaces and exposed brick. See before/ after below for the master bathroom.
  • Plaster:  Haven’t been able to get a reference from the plasterer. I’ll try to chase him again next week.
  • Finish Carpentry Additional testing for the paint stripping has confirmed the product, which is surprisingly the most eco-friendly. I’ve ordered and received a 5-gal bucket. (I expect we’ll need about 5-7 of those buckets to get through all the work we have.)
  • Design:  No change this week. Katy came out this week to review lighting locations so that we’re ready to go for the electrician. They updated the design docs, and we will have those ready for Rich & Co. on Monday morning, June 7th. Design board is available here, though we made some slight changes after this board was produced.

Next Steps

  • Review references for sheetrock & plaster work
  • Sewer repair work next week.
  • Get rough inspection completed for plumbing.

Pearl St.

  • Trimmed out the window on the third floor. That space is now “done”. Next up, installing a door on the second floor, to give the occupant some privacy.
