Status Report, 5 July 2021

Big Picture: Where are we?
Inside, We are waiting on a couple of little clean-ups on rough mechanicals, scheduled for ~12-13 July. Then we’ll be ready for pre-insulation inspection. Over the past 10 days, we’ve cleaned all of the exposed brick and we are ready to start pointing.
Outside, We have scheduled the sewer line repairs for 12-17 July. Roof repairs are scheduled for 1-14 August.

Goals from Week of June 6

  • Complete all preparation for the audit
  • Schedules/ contracts for Mintwood as noted above

Accomplishments

  • Audit prep is “nearly” complete. Been focused on some tasks over at Mintwood, which slows progress on “office” tasks.
  • I have arranged contracts for the sewer and roof repairs, including scaffolding, etc.

Corp Update

  • The Workers Comp audit can start any time once they notify me. Nearly all of the paperwork is settled in place, and we’re feeling about as “OK” as you can feel prior to an audit.

Mintwood St

  • Demolition:  Work is complete.  See blog post
  • Roofing. We have set August 1st as the start date for the roofing repair. Scaffolding will be dropped off July 29, and my scaffold guy will build it on July 31-Aug 1. The team from Wm Prescott Roofing will arrive on August 2. I do need to check in with both sets of neighbors to let them know about this work, but I don’t anticipate any problems.
  • Carpenters (no change from June 6) Carpenters have finished the over-framing. After inspection of mechanicals, we’re ready for insulation and drywall.
  • Windows: (no change since May 16) Windows were installed this week on May 13-14. This actually included the odd sized window in the kitchen, which was good news.I haven’t inspected the final results yet, but will review on Monday.
  • Insulation JG Drywall, who advertise that they also do insulation, closets, and other things, has been difficult to get out to the site. I finally went to their offices and eventually got an estimator out to the property, but they seem unenthusiastic about the project. They basically disavowed anything related to real plaster and won’t touch it. I’ve asked for the bid anyway, but I still can’t get their insulation guy to finish the bid. I will be seeking other insulation companies this week to arrange new bids.
  • HVAC (no change since 3/16) First phase of HVAC installation is complete. The team will come back to set the furnaces after over-framing is complete. They will also handle the bathroom exhaust fans and the kitchen hood at that time.
  • Plumbers:  Shower pans have been installed. Matt Mertz Plumbing is scheduled for July 12-13 to set the drains and install the rough-in valves for the showers. We will have an inspection on July 13th for all plumbing rough-in.
    I have signed a contract for the sewer repair. Mister Sewer had a detailed bid, and the price was in line with what others were also bidding, so it feels about right. They will start on 12 July. This is the same time that Mertz will be in to finish up their work. I was trying not to have two different plumbing crews in the building at the same time, but it is what it is.
  • Electrical: Rough electrical is 98% complete. Rich came by this week and said it’s about 1.5 days of work remaining. Team Grey was out this week too, and we pulled all of the structured wire (CAT5e + Coax) for the low voltage work. It was great to have them on board again. 🙂
  • Plaster:  I’ve received two clear bids for sheetrock. I’m checking references for one of them, and then I’m likely to sign off.
  • Finish Carpentry I started running a test on the paint strippers this week. Looks like two products do a pretty good job with the various layers of paint we have. I’m going to run one more test just to verify and then we’ll start ordering by the 5-gal. bucket. More work for Team Grey!
  • Design:  No change this week. Katy came out this week to review lighting locations so that we’re ready to go for the electrician. They updated the design docs, and we will have those ready for Rich & Co. on Monday morning, June 7th. Design board is available here, though we made some slight changes after this board was produced.

Next Steps

  • All railing work (and hand rail) is complete.
