Status Report, 21 June 2021

OK, last week was my 25th anniversary, so there was no status report. It’s worth saying here, too, that I couldn’t be doing this crazy adventure without the support of my wife. Love you, sweetie. Thanks for everything.

Big Picture: Where are we?
Inside, our rough mechanicals are pretty much wrapped up. We have a bit more plumbing to do, but that’s really the last thing before we can insulate and close in the walls. All inspections should be done by 15 July.
Outside, we still have the roof repairs to do, and the sewer line. I’d like to have both of those done by July 31st.

Goals from Week of June 6

  • Begin Electrical rough-in
  • Over-framing (start and finish)
  • Prepare docs for workers’ comp audit

Accomplishments

  • Electrical rough-in is 98% complete. We need to call for the rough electrical inspection. Will likely do that at the same time as the other mechanicals.
  • Preparation continues for the workers’ comp audit.

Corp Update

  • No update last week due to a trip for my anniversary.
  • We continue to work on preparations for the workers’ compensation audit. Right now my focus is just making sure I have all the licenses, certificates of insurance (COI), and contracts for each of my subs. I’ll also need to review the invoices and in QuickBooks split out the materials from the labor charges, just in case. Prep work needs to be completed this week, as the auditor can call any time after July 1st.

Mintwood St

  • Demolition:  Work is complete.  See blog post
  • Roofing. I’ve finalized a contract to repair the mansard roof. Wm Prescott Roofing will be doing the repairs. We chose the GAF Value Designer series shingles. I need to get a firm schedule date from WPR so I can then schedule the scaffolds and the power line removal.
    Side note: I considered metal shingles, but I reviewed completed projects (references) near me, and I wasn’t thrilled with the way they cut them into valleys. The mansard has two dormers on it, so nearly everything will be cut/ trimmed in some way. Since this was such a significant portion of the work, I opted not to use metal shingles.
  • Carpenters Carpenters have finished the over-framing. After inspection of mechanicals, we’re ready for insulation and drywall.
  • Windows: (no change since May 16) Windows were installed this week on May 13-14. This actually included the odd sized window in the kitchen, which was good news.I haven’t inspected the final results yet, but will review on Monday.
  • Insulation I’ve reached out to at least one drywall company that also does insulation. I expect to receive their bid late this week or early next week.
  • HVAC (no change since 3/16) First phase of HVAC installation is complete. The team will come back to set the furnaces after over-framing is complete. They will also handle the bathroom exhaust fans and the kitchen hood at that time.
  • Plumbers:  Shower pans have been installed. Matt Mertz Plumbing is scheduled for July 12-13 to set the drains and install the rough-in valves for the showers. We will have an inspection on July 13th for all plumbing rough-in.
    I also have received several bids for the sewer line repair. I expect to finalize selection this week and sign a contract. Depending on when the roof work will happen, this may be before or after the roof.
  • Electrical: Rough electrical is 98% complete. I’m trying to move to a model where we do a walk-through at the end of each contract with the subs. I find that the tradespeople occasionally miss things, and I’m hoping that the business owners will see it and get it corrected before we’re calling for inspections.
  • Plaster:  I finally was able to contact the second estimator for the sheetrock work. They’re supposed to come out this week. The first bid is already in.
  • Design:  No change this week. Katy came out this week to review lighting locations so that we’re ready to go for the electrician. They updated the design docs, and we will have those ready for Rich & Co. on Monday morning, June 7th. Design board is available here, though we made some slight changes after this board was produced.

Next Steps

  • Finalize roofing contract and schedule work.
  • Schedule sewer line replacement.
  • Get second bid for sheetrock and insulation.
  • Review electrical work.

Pearl St.

  • The upper railing on the third floor is installed and complete. We’re adding a handrail along the stairs (there wasn’t one before).
