Goals for Week of May 24
- FInalize roofing contract
- Finalize lighting plan so we can start electrical
- Take delivery of Mintwood plumbing fixtures
Accomplishments
- Received plumbing fixtures. There are still a few more to order, but the key ones we need to pass rough inspection have arrived.
Corp Update
- No update last week due to Memorial Day weekend (and I was also traveling). This update spans 2 weeks, though it was busy outside of work and progress was limited.
- We received notice that we’re being audited for our workman’s comp insurance. This starts with the auditor ascertaining how much we spent on payroll and subcontractors. Then they look to see that the subs have adequate insurance. Then essentially I get assessed for anything the subs don’t have covered. It’ll take a bit to chase down all the paperwork needed for the audit.
Mintwood St
- Demolition: Work is complete. See blog post
- Roofing. Working with roofer to finalize contract. I’ve picked shingles and have spoken with the scaffold company, so we just need to get a contract from roofers that we can sign.
- Carpenters Carpenters will be returning this monday to begin overframing. SHouldn’t take more than about 5 days.
- Windows: (no change since May 16) Windows were installed this week on May 13-14. This actually included the odd sized window in the kitchen, which was good news.I haven’t inspected the final results yet, but will review on Monday.
- Insulation (no change since 3/14) Need to source insulation, as we will be insulating a lot of the exterior walls and all of the roof. Likely to be spray foam in the roof, and batts along the walls. Probably start sourcing after I’ve sorted out the roofing repair.
- HVAC (no change since 3/16) First phase of HVAC installation is complete. The team will come back to set the furnaces after over-framing is complete. They will also handle the bathroom exhaust fans and the kitchen hood at that time.
- Plumbers: Fixtures arrived and we’re ready to install. I need to put down the shower pans, then Mertz will return to install the rough-in valves and get a rough-in inspection. We also discovered that there’s a shift in the sewer line, and we’re going to have to dig that up between the building and the curb. We will replace the line and add a house trap. (There isn’t currently a trap). This is a non-trivial cost increase. I’ve received 3 bids already, and we just need to finalize that.
- Electrical: Electrical is confirmed to start June 7.
- Plaster: I’ve started getting bids for the sheetrock work. First estimator came last week, and second will hopefully come this week. Need to see what all is in scope to see if I’m going to need a separate skim crew.
- Design: Katy came out this week to review lighting locations so that we’re ready to go for the electrician. They updated the design docs, and we will have those ready for Rich & Co. on Monday morning, June 7th. Design board is available here, though we made some slight changes after this board was produced.
Next Steps
- Finalize roofing contract.
- Continue getting bids for sheetrock and insulation.
Pearl St.
- Additional parts arrived for the 3rd floor railing. They aren’t all installed, but will finally wrap that up this week.
