Status Report, 23 May 2021

Goals for Week of May 16

  • Hand over Hatfield to new tenants.
  • Finalize railing on 3rd floor at Pearl
  • Complete Mintwood Plumbing rough-in work

Accomplishments

  • Hatfield is now occupied by the new tenants. They arrived on Friday pretty much as scheduled. There were no noted deficiencies in the unit at the time of handover.
  • Rough plumbing is completed at Mintwood St. They’ll come back in a few weeks when we have the shower pans installed. They will then hook up those drains and we’d be ready for a rough inspection.
  • Orange Ave tenants also moved in at the beginning of the week. There was a little bit of trash left in the house by the painter and others, but overall it seems to have gone OK.

Corp Update

  • This was a slower week due to the graduation festivities, but the show will still go on.

Mintwood St

  • Demolition:  Work is complete.  See blog post
  • Roofing. Scaffold bid came in and was very reasonable. Per our earlier discussions with the roofers, we will retain a scaffold expert (that we’ve used previously) and he will build the scaffold for the front of the building. Roofers will be responsible for using a lift to reach the back of the building. This will save quite a bit on the cost of the roofing bid.
  • Carpenters (no change since May 2) Framing has been completed. I believe that the framing inspection doesn’t get done until after the other trades are done, but we’re complete (save for the over-framing).
  • Windows: (no change since May 16) Windows were installed this week on May 13-14. This actually included the odd sized window in the kitchen, which was good news.I haven’t inspected the final results yet, but will review on Monday.
  • Insulation (no change since 3/14) Need to source insulation, as we will be insulating a lot of the exterior walls and all of the roof.  Likely to be spray foam in the roof, and batts along the walls. Probably start sourcing after I’ve sorted out the roofing repair.
  • HVAC (no change since 3/16) First phase of HVAC installation is complete. The team will come back to set the furnaces after over-framing is complete. They will also handle the bathroom exhaust fans and the kitchen hood at that time.
  • Plumbers:  Matt Mertz team wrapped up the rough-in, except for the shower pans. ONce I get those, they’ll come back and finish and get it all inspected. On Monday, we had them camera-inspect the main line out of the house. We determined that the main line will need to be replaced from the building edge to the roadway edge. We’ve received 3 bids this week, and will be locking that down this week coming up.
  • Electrical: Aiming to start electrical somewhere around June 7.
  • Plaster:  (no change since 3/14) I have a fallback, but will be looking for better options. 
  • Design:  No change this week. We have pretty much locked down the master bath design. Design board is available here, though we made some slight changes after this board was produced. The next pressing item for Katy is to track down a vanity for the powder room. We have some restrictions there due to the layout.

Next Steps

  • Finalize roofing contract.
  • Start getting bids for sheetrock and insulation.

Pearl St.

  • Continued work on the third floor railings this week. This week I’ll string the wires. We’re a few pieces short, so we need to wait until those come back in stock on Amazon.

Goals for Week of May 24

  • FInalize roofing contract
  • Finalize lighting plan so we can start electrical
  • Take delivery of Mintwood plumbing fixtures
