Status Report, 16 May 2021

Goals for Week of 9 May

  • Finish cleaning at Hatfield.
  • Install railing on 3rd floor at Pearl
  • Complete Mintwood HVAC work
  • Start Mintwood plumbing
  • Window install at Mintwood.

Accomplishments

  • Hatfield is cleaned for the new tenants. In the cleaning process, I found a couple of minor maintenance issues (replacing all smoke detectors, etc.). I’ll be getting this wrapped up this week. The tenants will move in on Friday.
  • Initial phase of HVAC work is completed at Mintwood. They’ll return later to set the furnaces and AC units. We had a challenge with the permit, as the city is requiring a site plan. I found an online resource that produced the plan for about $130, so we’re hoping that will be acceptable.
  • Plumbing work is well underway. Matt Mertz Plumbing is doing all of the rough plumbing. I’ve met with Jim (master plumber) each day and I’ve been quite pleased. See detail below.

Corp Update

  • The moving truck arrived this week, bringing a subset of our belongings from CA to Pearl St. Kathryn is an ace when it comes to packing and unpacking.
  • This will be a slower week due to the graduation festivities, but the show will still go on.
  • Orange Ave. are moving in this weekend.

Mintwood St

  • Demolition:  Work is complete.  See blog post
  • Roofing. Still chasing a scaffolding bid. If I can’t get hold of the folks at Universal Scaffold, I’ll have to make a decision without them.
  • Carpenters (no change since May 2) Framing has been completed. I believe that the framing inspection doesn’t get done until after the other trades are done, but we’re complete (save for the over-framing).
  • Windows: Windows were installed this week on May 13-14. This actually included the odd sized window in the kitchen, which was good news.I haven’t inspected the final results yet, but will review on Monday.
  • Insulation (no change since 3/14) Need to source insulation, as we will be insulating a lot of the exterior walls and all of the roof.  Likely to be spray foam in the roof, and batts along the walls. Probably start sourcing after I’ve sorted out the roofing repair.
  • HVAC First phase of HVAC installation is complete. The team will come back to set the furnaces after over-framing is complete. They will also handle the bathroom exhaust fans and the kitchen hood at that time.
  • Plumbers:  Matt Mertz team started on Tuesday, and have been very busy. Jim has reviewed every single routing with me, which has been fantastic. We’re working to minimize the number of soffits/ bulkheads required. We will need to add scope to include gas lines. Though I recall discussing this with the estimator, it wasn’t on the written bid. That’s on me- I need to watch for things like that when doing contract review.
  • Electrical: (no change since April 18) Rich came out to review. We’re still tracking to the same proposal we had, which is good.
  • Plaster:  (no change since 3/14) I have a fallback, but will be looking for better options. 
  • Design:  No change this week. We have pretty much locked down the master bath design. Design board is available here, though we made some slight changes after this board was produced. The next pressing item for Katy is to track down a vanity for the powder room. We have some restrictions there due to the layout.

Next Steps

  • Plumbing will complete this week.
  • Source a roofing repair (scaffolding)
  • Clean out remaining scrap material from framing.

Pearl St.

  • Started the third floor railings this week. SHould wrap them up by Tuesday.
