Goals for Week of 2 May
- Get Hatfield ready for new tenants.
- Start railing on 3rd floor at Pearl if possible
- Complete framing at Mintwood. Start HVAC work
Accomplishments
- Framing is complete at Mintwood. All of the core framing work is completed per the plans. The team will come back in June for some overframing (build soffits, etc. over work done by the other trades) but otherwise, we’re done with the framing work.
- Hatfield is nearly complete and ready for the new tenants. Still need to pressure wash the deck and sidewalk, install new smoke detectors (existing ones are 13 years old), but that’s the easy stuff.
Corp Update
- Financials were submitted to the accountant to finalize my taxes. Haven’t heard back from him yet, but my own take is that we did OK last year. We lost money, but it was within forecast.
Mintwood St
- Demolition: Work is complete. See blog post
- Roofing. Written bid from Wm Prescott is pretty high, but very complete. I’m looking into having Stoney do the scaffolding to save a few bucks on that portion. Likely to sign a contract by 15 May.
- Carpenters Framing has been completed. I believe that the framing inspection doesn’t get done until after the other trades are done, but we’re complete (save for the over-framing).
- Windows: Windows will be installed this week on May 13-14. The masons are onsite Monday to adjust a window sill in the kitchen. Unfortunately, a review of the order sheet has turned up an incorrect window in the kitchen, so we won’t be “done” this week.
- Insulation (no change since 3/14) Need to source insulation, as we will be insulating a lot of the exterior walls and all of the roof. Likely to be spray foam in the roof, and batts along the walls. Probably start sourcing after I’ve sorted out the roofing repair.
- HVAC Work on the main stallation began this week. The team has already installed all ductwork for 1st floor and basement, and has begun work on the second system (floors 2-3)
- Plumbers: Matt Mertz team will start on Wednesday this week on the main installation.
- Electrical: (no change since April 18) Rich came out to review. We’re still tracking to the same proposal we had, which is good.
- Plaster: (no change since 3/14) I have a fallback, but will be looking for better options.
- Design: We have pretty much locked down the master bath design. Design board is available here, though we made some slight changes after this board was produced. The next pressing item for Katy is to track down a vanity for the powder room. We have some restrictions there due to the layout.
Next Steps
- HVAC will complete this week.
- Source a roofing repair (scaffolding)
- Start HVAC installation.
Pearl St.
- We are moving into “clean up” Mode at Pearl St. Most important is still the railing upstairs. Other items are “as available” on my time.
