Goals for Week of April 19

  • Get packed out of Orange Ave.`

Accomplishments

  • Completed pack out from Orange Ave. Movers came and picked up all of our stuff. One vault is coming to Pearl St. the week of 15 May. The other vaults will be stored in California until we’re ready for them at Mintwood. In classic form, Kathryn over-achieved on the packing, and the packers were don in 5 hours. Similarly the move-out itself took a little over 5 hours, so we’re in good shape.
  • Framing at Mintwood continued in my absence with occasional calls from the framing team.

Corp Update

  • Last week I was driving cross country, so there was no status report. However, I’m pleased to report that Archie and I made it safely to Pittsburgh. Neither of us are anxious to be in a car any time soon.
  • Not much progress on the financials over the past two weeks. I’m expecting a call from my accountant this week so we can file an extension.
  • Existing Hatfield tenants handed over keys this morning. I have a week to get it cleaned up and repaired and ready for the new tenants, who arrive May 7.

Mintwood St

  • Demolition:  Work is complete.  See blog post
  • Roofing. Written bid from Wm Prescott is pretty high, but very complete. I’m looking into having Stoney do the scaffolding to save a few bucks on that portion. Likely to sign a contract by 15 May.
  • Carpenters continue to make excellent progress. First floor is all complete except subfloor in kitchen. (This includes building new bearing walls in the kitchen to support the 2nd floor bedroom). Except for the kitchen, the first floor is complete. Second floor framing is pretty much complete also. Third floor is nearly all completed too. This week is the last week for the framers. They’ll start doing “small things” like furring out the walls in the dining room and putting some blocking in. They’ll be done by Friday.
  • Insulation (no change since 3/14) Need to source insulation, as we will be insulating a lot of the exterior walls and all of the roof.  Likely to be spray foam in the roof, and batts along the walls. Probably start sourcing after I’ve sorted out the roofing repair.
  • HVAC Gary came to instal ducts in the kitchen, so that’s completed. Work on the main installation starts this week.
  • Plumbers:  Matt Mertz’s team was also out this week to rough in the kitchen. We made some minor adjustments to the layout to make the window layout work. Main plumbing work starts May 13.
  • Electrical: (no change since April 18) Rich came out to review. We’re still tracking to the same proposal we had, which is good.
  • Plaster:  (no change since 3/14) I have a fallback, but will be looking for better options. 
  • Design:  Working with Katy to zero in on the master bath first. Hoping to move quickly on the other bathrooms so that we’re keeping slightly ahead of the plumbers.

Next Steps

  • Framing will complete this week.
  • Source a roofing repair (scaffolding)
  • Start HVAC installation.

Pearl St.

  • Kathryn is in Pearl St. It is wonderful to be living under the same roof with my wife again.
  • With Zoe’s graduation coming up, I need to start clicking off items on the punch list. Most important will be the railing upstairs. However, until Hatfield is completely ready, I won’t have time to spend on Pearl.

Goals for Week of May 3

  • Get Hatfield ready for new tenants.
  • Start railing on 3rd floor at Pearl if possible
  • Complete framing at Mintwood. Start HVAC work
