Goals from week of Mar 22
- Framing start at Mintwood.
- Pearl St. railing on 3rd floor
- Continue to source roofing bids for Mintwood.
- Meet with mom to finalize the reconciliation entries in the books.
Accomplishments
- Framing underway. Basement stairs and powder room platform complete. Footing poured for post in basement
- Reconciliation of books underway.
Corp Update
- Mom is in Pgh this week to work on the books with me. There were some messy things to straighten out, but we’re pointed in the right direction now. High level of confidence that we’ll be able to close the 2020 books this week.
- Orange Ave rental showings continue. We had 10 showings in the first week, 3 more in week 2. We have 2 couples that have requested applications, but no one has completed it yet.
- Hatfield lease is signed, and we’re getting approvals in place with Zelle so they don’t have to break up the rent into sub-payments (as the first tenants did).
- Kathryn has been collecting bids for the move from California. They are coming in much higher than I expected, just over $20K. (No thanks to moving.org, which clearly low-balled the numbers at $6-8K for a 3BR house). We need to finalize this week to lock in a date.
Mintwood St
- Demolition: Work is complete. See blog post
- Roofing. Still chasing roofing bids. We have 2 bids in hand, and an appointment next week with a company for a third bid. (We won’t get the actual bid this week- it appears to take about a week to turn around the proposals after the visit).
- Carpenters have started work. Lumber arrived on schedule, and they got right into it. They’ve torn out the basement stairs and relocated them per the plan. Dug and poured the footer in the basement for a lally column. Had our first inspection, and footing was approved. Inspector was pretty good. Only odd twist was he wanted the basement stairs built 36″ wide, even though that puts about 6″ under the floor above. My apprentice was a no-show this week, which was disappointing.
- Insulation (no change since 3/14) Need to source insulation, as we will be insulating a lot of the exterior walls and all of the roof. Likely to be spray foam in the roof, and batts along the walls. Probably start sourcing after I’ve sorted out the roofing repair.
- HVAC Talked with the HVAC guy. We’re going to line him up for 1 May, when most of the framing is complete (pushed back from mid-April, as there won’t be enough framing completed). He’s going to stop by in a couple of weeks to see how the framing is coming along.
- Plumbers: (no change since 3/14) Signed with Matt Mertz plumbing. They started high, but came in line once I told them what I was willing to pay.
- Plaster: (no change since 3/14) I have a fallback, but will be looking for better options.
Next Steps
- Framing continues.
- Source a roofing repair
Pearl St.
- Kitchen work is pretty much complete, save for the kick plates. Will get tothat after the 3rd floor railings, which are the next item to get done. I’m sleeping on the 3rd floor so Mom can sleep in the MBR. Didn’t like the idea of her being on the 3rd floor with no railings around the stair opening.
Next Steps
This week:
- Continue working the Trello list. Priority to the upstairs railings, and then the dog gate.
