Big Picture: Where are we?
Mintwood, Making progress, but I was away for a little while.
Pearl, Tenant handover is complete!
Duncan, punch list remains to be completed.

Corp Update

• Heading into a very busy Q4. Lots of visitors on tap and a bit of travel too.

  • Nov 10-17 Doug & Kath on vacation
  • Dec 20th-ish kids arrive for the holidays
• Inspections completed for Pearl St.
• In a show of efficiency, the SWIF people contact me proactively to review my classification rating. I filled out a questionnaire about the business, so now I just wait to see what they decide.

Major Accomplishments

• Kitchen/ back door painted and installed. Powder room and basement doors also installed.
• I spent about 10 days in California, visiting friends and doing some maintenance (mostly landscaping) on the Orange Ave property.

Mintwood St

• Before I left for California, I sanded, primed, and painted the new back door by Allied Millworks. It is made of Spanish Cedar, and looks gorgeous. We painted it a deep blue, to match the island cabinets. It’s the first time I’ve worked with oil-based paint. While I’m not crazy about the fumes/ paint thinner, the results are well worth it. The finish seems very durable and has a beautiful deep lustre.
  Once I returned from California, I installed the door. It took an entire day, because the opening is somewhat challenging (17″ deep, not square, and not perpendicular to the building walls.) Patience pays off though, so it is in place and secured. I still need to do the interior trim and exterior brick mold.
• The railing piece for the second floor has arrived from Baird Brothers in Ohio. I’ll need to install that, but it’s going to take some very careful cutting to get a good result.
  • touch up plaster and paint in niche (princess suite)
  • clean and seal kitchen floor
  • touch up sanding on new balusters
• We received the landscaping plans from the designer. I’ll review those and submit to the City of Pittsburgh, who need to approve them because of the fence/ retaining wall along the property line.

Pearl St.

• I’m still doing some minor maintenance work on Pearl St. Went over before my trip to install house numbers and look at a couple of minor things the tenants asked about.

Duncan St.

Punch list remains, but we’re focused on Mintwood right now.
