Corp Update
- Mark had his last day on Friday. He’s returned to his professional career in tech. He will be missed.
- We have a moving date: Sept 2, 2022. Movers have confirmed and we are already in process. Kath has been smuggling stuff into the building when I’m not looking. It’s like suddenly ->WHAM<- there’s a pile of stuff in the closet. 🙂
- We have a nice couple that has announced their intent to lease Pearl St. Paperwork is out, and we should have signatures shortly.
- I attended Lead-Safe training this past Thursday. I needed this certification to get my contractor license renewed.
- Our worker’s comp audit is scheduled for the first full week in September. However, the bookkeeper hasn’t done much (that I can see) in getting ready. I’ll reach out to her on Monday..
- Lots of visitors coming to town. Chris K. (Sept 3-8)
- Zoe (Sept 10-17) {this is technically a “former employee visit” since she was our VP of Acquisitions and was the original scout for this building}
- Dad and Susan (Sept 12-15)
- Mom and Diane are coming in October
- Papa and Nana are coming in November

- Get the electrical inspection sorted out {not done}
Mintwood St.
- Carpet was installed. This is a huge milestone, and the house is really starting to feel “finished”, at least on the second and third floor.
- Mark C came out this week and did the drywall finishing work. He did a fantastic job (as always) and was reasonably priced- always a great combination.
- The last of the granite was all installed this week. We had 5 remaining pieces, and they’re all done.
- We also managed to tile nearly all of the kitchen backsplash, and also grouted and caulked it. Mark and I managed to set the tile in one day. I’m very pleased with the result, as is our head chef. We left out one small section so that we can get it exactly right when the new exterior door is installed, but otherwise it is completed.
- The new dishwasher arrived on Friday as planned. Mark and I installed it in about an hour. It is ready to go.
- Still need to get the panel inspection done and final electrical inspection. Per earlier note, we are missing a few light fixtures, but we are whittling down the list. We also need a number of specialized breakers (AFCI’s, etc.) for the panel. The electrician needs to acquire and install those before we’re ready for an inspector.
- I still need to call the HVAC team and schedule them to come back. They do good work, but it’s a bit frustrating that I have to keep contacting them to get back on the schedule.
- Hardwood floors still tracking for mid-Sept due to a specific part they need that is a custom manufactured.
- We have ordered handrails through Baird Brothers, as well as two more doors for the entrance hallway (basement and powder room). Baird is a bit expensive, but the quality is really good, so it’s worth it not to skimp at this point.
- Prescott Roofing will be out this Tuesday to repair the rear gutters.
- Our landscape designer came out for a site visit this week. She and Kath got on like a house on fire (no surprise). She will produce drawings over the next ~10 days so that we can submit to the city for review/ approval of the hardscape
- We tried to install the shower glass in the master this week, but one panel was not cut correctly. Fortunately, they recognized it as being “not fixable”, and took it back. I will follow up Monday to see when we will get another pass at that. They did install the mirror though, and it looks good.
- Painting: No change this week with the commercial painters.Kathryn is nearly done stenciling the powder room. I’ve asked her to add her pops of color, which really make the stencil stand out.
- Design: Design board is available here, though we made some slight changes after this board was produced.
Pearl St.
- We completed our final plumbing inspection at Pearl St this week. This is completely closed out now.
- No work on the walls this week. Painter stopped by to look at the flaking problems we’ve had. It appears that the oldest layers of paint are splitting off from the wall. (The newest latex paint is adhered to a couple of layers beneath, and they’re coming off in a group). So I’ll need to skim it up with setting plaster and then repaint.
- Roofing inspection passed. Permit closed, exactly 23 months after it was opened.
- The electrical inspection report was actually uploaded in March, but was placed in the wrong location in the web site. I spoke with my electrician, and will be calling the city on their behalf this week.
Duncan St.
- No changes at Duncan this week.
- We installed carpet at Duncan this week. It really makes a big difference in how the place looks.
- We also started replacing electrical outlets. This would seem like a small detail, but it creates a much different (positive) impression to see all new outlets. Unlike Pearl St., there was no knob and tube at Duncan- just a lot of armored BX cable. So from an electrical standpoint, it’s better than before.
- I may have the electrician upgrade the panel while we’re doing all of this. It is only 100 amps, and I suspect we’re going to add a mini-split AC unit relatively soon. We would need a new dedicated circuit for that anyway, and we’re out of space in the panel already.
- Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
- Framing/ drywall: All compound and sanding work is complete.
- Kitchen:
- Bathroom: Flooring installed. Tile work was finished on Thursday. I don’t yet know if they grouted on Friday.
- Plumbing: Rough inspection passed on 7 March 2022
- Painting: Painters finished at Duncan. I’d added two doors which yielded a whooping 25% to the painting tab. Didn’t have much choice, though, since the door openings were non-standard size.
