Corp Update

  • McKenna and I were racing last week, so there was no status report and limited progress this week.
  • We will also be racing this Monday/ Tuesday, so again, a bit of a reduced work week.

Goals from Week of 25 July

  • MINTWOOD
    • Install closet systems (office, 3 rear) {done}
    • Adjust doors (3rd floor) {done}
    • Begin the advanced carpentry work (stair trim, etc.) {in progress}

    • nothing planned.

    • Get the electrical inspection sorted out {not completed}

Mintwood St

  • Finish Work
    • Appliances were delivered. BestBuy was a bit haphazard on the install. They appear to have not ordered the install for the dishwasher or the range. (as if I’d order 5 appliances but only have 3 of those 5 installed). The customer service manager tried to correct that, but the team he sent out the next day was woefully underprepared. They didn’t have the parts to install the range at all. When they tried to install the dishwasher, they promptly drilled through a power line. I installed the range myself. My electrician is supposed to come repair the damaged power line and I’ll install the DW myself rather than risk having those guys back in the house again.
    • We installed a number of lighting fixtures, smoke detectors, towel bars, etc. I’ve reworked the sub-optimal dryer installation so that there is now smooth airflow. Started installing door hardware (door knobs, bifold door handles, kitchen cabinet knobs). I cleaned up a couple of problems with doors on the third floor that wouldn’t close. (one was a bad install on the framing on my part. The other two were also my error- just too close a tolerance on the jambs. All resolved with minimal difficulty).
    • We have determined that the dishwasher won’t fit in the space we have (1/8″ too tall) so we are ordering a different dishwasher. Tha may not be in for several months.
    • Flooring contractor dropped the ball and our order sat for 2 weeks. I expressed my frustration and they’ve been pressing to make good. We have an install date set for Aug 19, which is actually on the early end of the original range, so it looks like they’ve done everything they could reasonably do to get back on track. Hardwood floors won’t be installed until mid-Sept due to a specific part they need that is a custom manufacturing part.
    • Closet systems have been completely installed in 3rd floor rear bedroom, office, and master BR linen closet. We won’t install the system in the master BR or the princess suite until after carpet is installed.
    • Received and installed the last cabinet for the kitchen. We are ready for granite templating on Aug 12 as scheduled.
    • Installed drywall on the staircase on the first floor hallway. Decided not to do the more extensive trim work there- keeping the hallway look “clean”. My plaster guru also came by, and agreed to do the finishing work on it. Should start Aug 15, probably 2-3 days of work.
    • Working on getting a quote for a couple of damaged sections of handrail. The first round of numbers literally came in at 10x what they should be.
    • We had a big rain that highlighted a couple of issues with the gutters. I’ve had Wm Prescott come out to take a look. Waiting on a bid from them to rework the installs.
  • Painting:
    • The painters are making good progress. They are committed to getting all of the baseboards and stairs done before the carpet arrives on Aug 19.
    • Kathryn continues to blast through poultice and paint touch-ups.
  • Design: Design board is available here, though we made some slight changes after this board was produced.

Pearl St.

  • We completed our final plumbing inspection at Pearl St this week. This is completely closed out now.
  • No work on the walls this week. Painter stopped by to look at the flaking problems we’ve had. It appears that the oldest layers of paint are splitting off from the wall. (The newest latex paint is adhered to a couple of layers beneath, and they’re coming off in a group). So I’ll need to skim it up with setting plaster and then repaint.
  • Roofing inspection passed. Permit closed, exactly 23 months after it was opened.
  • The electrical inspection report was actually uploaded in March, but was placed in the wrong location in the web site. My electrician is trying to get it corrected so that they will close the permit.

Duncan St.

No changes at Duncan this week.

  • We installed carpet at Duncan this week. It really makes a big difference in how the place looks.
  • We also started replacing electrical outlets. This would seem like a small detail, but it creates a much different (positive) impression to see all new outlets. Unlike Pearl St., there was no knob and tube at Duncan- just a lot of armored BX cable. So from an electrical standpoint, it’s better than before.
  • I may have the electrician upgrade the panel while we’re doing all of this. It is only 100 amps, and I suspect we’re going to add a mini-split AC unit relatively soon. We would need a new dedicated circuit for that anyway, and we’re out of space in the panel already.
  • Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
  • Framing/ drywall: All compound and sanding work is complete.
  • Kitchen: <no change>
  • Bathroom: Flooring installed. Tile work was finished on Thursday. I don’t yet know if they grouted on Friday.
  • Plumbing: Rough inspection passed on 7 March 2022
  • Painting: Painters finished at Duncan. I’d added two doors which yielded a whooping 25% to the painting tab. Didn’t have much choice, though, since the door openings were non-standard size.

Goals for Week of 9 Aug

  • MINTWOOD
    • Finish kitchen hardware installation
    • Keep beating down the trello board.
    • Prep for carpet installation on Aug 19.
  • DUNCAN
    • nothing planned.
  • PEARL
    • Get the electrical inspection sorted out

I am tracking remaining tasks in Trello. This isn’t perfect, as there is no granularity/ size (a single card can be a small thing, like “install switch plate covers” or a big thing like “install flooring”) but it at least creates a common repository for us to look at what’s remaining. In a real system, I’d track LOE remaining, and effort closed this week, etc., but this is at least a start.
