Big Picture: Where are we?

In the immortal words of Steve P., “We’re closer than we’ve ever been”

Mintwood, tiling master shower completed. Walls grouted. Painting continues
Pearl, plumbing valve and expansion tank installed.
Duncan, Not yet completed. Significant punch list, but on hold until we get Mintwood done.

Corp Update

  • I was in California this week, checking on the western part of the empire. Still managed to move things along back in Pgh. That’s my last excursion for at least 6 weeks., when McKenna shows up to drag me to the racetrack (such a hardship!)
  • I’d invited my apprentice to came back starting June 20 to help with the final push. Although he initially accepted, he texted me late last week to say he wasn’t going to make it.

Major Accomplishments

  • Shower walls grouted in master bathroom.
  • Exterior doors ordered.

Goals for Week of 13 June

  • MINTWOOD
    • Order front & rear entry doors {done}
    • Chase down missing parts for exec shower {ordered}
  • DUNCAN
    • Order carpet. {ordered}
  • PEARL
    • Get the roof inspected. {done – finally}
    • Get the plumbing completed. {done}

Mintwood St

  • Finish Work
    • Schluter Shelf-E arrived a couple of days early, so I was able to grout the walls this weekend. I’ll grout the shower floor and curbs on Monday.
    • Ordered front and rear entry doors from Allied Millworks. They’re 12-14 weeks out, but it’ll be worth the wait. The doors are 100% custom- in addition to height, width, etc. also custom jamb depth, threshold size, and absolutely everything about the door itself (size of rails and stiles, beading detail, position of mid-rail, glass type, flat/ raised panel, and raised panel details, etc.) I’m very excited about these doors.
    • Contacted DElta for the missing parts for the exec shower. They promised to send them out ASAP.
    • Kath arranged a couple of appointments for carpet measures and HW floor quotes. Those will happen the week of 20 June.
    • Granite measure is July 5th, so I have to jump on getting the kitchen cabinets installed.
    • Floor tile for the kitchen has arrived (800 lbs worth). Kath is still choosing the backsplash tile.
  • Painting:
    • Kath continues painting. SHe’s been focused on the MBR/ vestibule/ hall closet, dressing room.
    • Painters started working on the doors on 3rd floor.
  • Design: Design board is available here, though we made some slight changes after this board was produced.

Pearl St.

  • The plumber arrived this week and installed the double check valve and expansion tank. I have a couple minor things to do and then we’ll call for a final inspection again.
    We had our finish plumbing inspection, but did not pass. There are 4 updates to make. They aren’t difficult items, but need to be done before we can pass inspection.
    • Install double check valve at water meter.
    • Remove spigot near water meter.
    • Install expansion tank on HW heater.
    • Install backflow preventer on outside hose bib.
  • No work on the walls this week. Painter stopped by to look at the flaking problems we’ve had. It appears that the oldest layers of paint are splitting off from the wall. (The newest latex paint is adhered to a couple of layers beneath, and they’re coming off in a group). So I’ll need to skim it up with setting plaster and then repaint.
  • Roofing inspection passed. Permit closed, exactly 23 months after it was opened.
  • It also turns out that the electrical permit has never been closed, even through the final was done on Feb 17. I have contacted the inspector to get them to do the paperwork, but they haven’t taken care of it yet.

Duncan St.

I reviewed Duncan St and there’s a fairly lengthy punch list remaining there. Some of it is stuff I can hand off, and some is work I will have to do myself. I’ll hand off what I can, but the remaining work is being prioritized after Mintwood. Our carry costs on the building are relatively low, so it doesn’t make financial sense to pay the crew to finish these out.

  • Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
  • Framing/ drywall: All compound and sanding work is complete.
  • Kitchen: <no change>
  • Bathroom: Flooring installed. Tile work was finished on Thursday. I don’t yet know if they grouted on Friday.
  • Plumbing: Rough inspection passed on 7 March 2022
  • Painting: Painting started on Thursday.

Goals for Week of 20 June

  • MINTWOOD
    • Get kitchen cabinets installed
    • Finish grout of master bathroom
  • DUNCAN
    • none.
  • PEARL
    • Get the plumbing completed., order inspection
