Big Picture: Where are we?
Inside, Kitchen cabinet install continued, but delayed on damaged materials. Electrical work continues – found an issue there also. Painting continues as well.
Outside, it’s too cold to do much other than keep it clean.
Goals for Week of 6 Dec
- arrange materials on 1st floor to maximize usable space {completed}
- complete all pre-tub tasks in master bathroom except shower tile installation (which won’t happen until week of Dec 20) {painting started, but won’t be ready for tub until after 1/1}
- Push through the finish electrical wiring {80% complete with plugs. 70% complete with switches}
Accomplishments
- Completed wiring for outlets in kitchen, and have been tightening up 2nd and 3rd floor outlets. See below for issue details.
- Kitchen cabinet uppers being installed. Remaining cabinets came this week, but there is some damage. Will connect with dealer on Monday.
Corp Update
- New apprentice started on Monday. So far it is working out well.
- We are planning to work through most of Christmas and New Years.
Mintwood St
- Demolition: Work is complete. See blog post
- Roofing. {no changes from 4 Oct. Roofing is complete}
- Carpenters { No change since 13 Sept }
- Windows: (no change since May 16)
- Insulation {No change from 4 Oct. }
- HVAC {no change from Dec 6} Third floor furnace has been connected and is running. Need to get the plumbers to connect the humidifier on at least the basement furnace (not sure if they connected the 3rd floor unit).
- Plumbers: We decided to postpone the tub installation until the bathroom is more complete. There’s a lot of work (like coating the exposed brick in polyurethane) that gets more complex once we have the tub installed, so it’s easier to wait.
- Electrical: Been working on completing all of the finish electrical. Unfortunately, we found a short in the master bedroom. I suspect there’s a staple through two stacked pieces of romex and they’re shorting out. Kitchen has all plugs in place. There’s one phantom wire in the island. Will have electrician investigate both issues.
- Masonry {no change from 1 Nov} Glen came and worked with the plaster guys to remove the mantle in the dining room. Kathryn has done an amazing job of cleaning it (photo above). We will aim to reinstall on Nov 8th.
- Plaster: {no change from Dec 6} Per notes above, the plaster & drywall work is complete. All equipment is out of the building.
- Painting: Painting work is progressing.
- First finish coat done on third floor
- nearly complete with master bathroom, which is gating the installation of trim and other finishes.
- Finish Work
- Replacement cabinets arrived this week, but there’s damage to one. This is still a gate, and we need to get it addressed, as it is stopping the rest of the cabinet installations in the kitchen. We did manage to get the over-fridge cabinets installed, though.
- We have found someone to fabricate marble window jambs for the master bathroom shower. Lead time is about 4 weeks, and this will hold up the tiling in the master shower, but it will result in a very high quality shower. Meanwhile, the window sill is completely prepped and ready for installation.
- We also made a determination this week that we’re going to replace the interior doors. It wasn’t going to be time- or cost-effective to rehab the existing doors. Plsu, there were height differences, etc that would have created problems. The supplier is in Ohio. They will manufacture custom poplar doors in a shaker style. We will dress them with trim pieces after installation at the house. Lead time is 4-5 weeks. Assuming this goes well, we’ll look at these guys for the exterior doors also.
- We are likely to wait a while for flooring. The preference is to do flooring well after plaster is complete, and often even after painting is done. That would put us into January+
- Proposal came in from Chris (RetiredWoodworker) for a fireplace mantle in the 3rd floor bedroom. It was a good bit more than I expected, so we may do this in house instead.
- Design: Working with Katy to decide on lighting fixtures for the LR and DR
Design board is available here, though we made some slight changes after this board was produced.
Next Steps
- Once the painting in the master bath is done, we’ll pull trimm from the stack and install as much as we can. We can start the tile work, except for the work closest to the window sill.
- Chase down the cabinet repair strategy for the kitchen. (Replace the damaged part or try to repair on site).
- Insulate basement rim joist, which is bleeding a lot of heat. Basement is ~15 deg cooler than 1st floor.
- Start tile work on third floor.



Pearl St.
- Still need to close out electrical inspection. Feels like this won’t get done until Mintwood is also done. Getting Rich to put it on the schedule is tough.
Next Steps
- Paint door to Zoe’s room.
- Finalize electrical inspection, close building permit.
Goals for Week of 20 Dec
- Progress on master bath. A “good” outcome would be most trim installed (except pieces by the doorways).
- Complete 100% of plugs in building and 100% of light switches. Begin work on disk lights. Goal is to install disk lights in all of 3rd floor and 2nd floor hallway.
