Big Picture: Where are we?
Inside, Started kitchen cabinet install. Grouted floor in master bath and preparing for tile. Painting started on 3rd floor.
Outside, it’s too cold to do much other than keep it clean.
Goals for Week of 6 Dec
- Install upper cabinets in kitchen {40% complete}
- Get started on tile work on third floor {not started}
- Grout master bath and schedule tub installation. {grout complete.}
Accomplishments
- Master bathroom floor is grouted. I’m quite pleased with the results.
- Took delivery of vanities for master bath and 3rd floor bath
Corp Update
- Chris Kolstad was here for a week of fun and hard work. We split time between the kitchen cabinets, trim work, and tile work. It was great to have Chris here- a good reminder that a skilled partner helps the work go easier. (Also, a strong back is nice to have around)
- We are planning to work through most of Christmas and New Years.
Mintwood St
- Demolition: Work is complete. See blog post
- Roofing. {no changes from 4 Oct. Roofing is complete}
- Carpenters { No change since 13 Sept }
- Windows: (no change since May 16)
- Insulation {No change from 4 Oct. }
- HVAC {no change from Dec 6} Third floor furnace has been connected and is running. Need to get the plumbers to connect the humidifier on at least the basement furnace (not sure if they connected the 3rd floor unit).
- Plumbers: We decided to postpone the tub installation until the bathroom is more complete. There’s a lot of work (like coating the exposed brick in polyurethane) that gets more complex once we have the tub installed, so it’s easier to wait.
- Electrical: No big changes from last week, but we will get going this week on the remaining finish electrical work.
- Masonry {no change from 1 Nov} Glen came and worked with the plaster guys to remove the mantle in the dining room. Kathryn has done an amazing job of cleaning it (photo above). We will aim to reinstall on Nov 8th.
- Plaster: {no change from Dec 6} Per notes above, the plaster & drywall work is complete. All equipment is out of the building.
- Painting: I’ve hired James Armistead to do the painting. He has previously done work at Pearl St. He’s not particularly fast, but he has the right mindset about detail and is willing to solicit feedback. He’s also very flexible about my schedule, so he’s focusing only on the second floor right now. This is also why we didn’t start any tile work on the third floor- the painters have started, and they have the run of that floor.
- Finish Work
- Millwork was delivered last week. There’s a huge pile in the living room now. Getting it painted and installed is going to be a huge job. We will need to work with the painters about how that will play out logistically.
- Master bathroom floor is completed. We’re going to focus on that bathroom for a while, and try to knock out as much of that work as we can while the painters are on the third floor.
- We were unable to complete the upper cabinet installation, as the fridge panel wasn’t delivered. That should arrive around Dec 20, so I’ll resume that once the parts are in.
- Back doors are in the basement and ready when I have time to get to work on them. Most of the doors will require some level of woodworking before they’re ready for use.
- I also identified a shop to make custom doors if needed. Likely the case for the front door, and possibly a few interior doors as well. I will commit to them this week.
- We are likely to wait a while for flooring. The preference is to do flooring well after plaster is complete, and often even after painting is done. That would put us into January+
- Proposal came in from Chris (RetiredWoodworker) for a fireplace mantle in the 3rd floor bedroom. It was a good bit more than I expected, so we may do this in house instead.
- Design: Working with Katy to decide on lighting fixtures for the LR and DR
Design board is available here, though we made some slight changes after this board was produced.
Next Steps
- Finish the logistical work in the master bathroom. Get walls painted and trim installed so that we can set the shower tile, install the vanity, toilet, and tub.Set the upper cabinets in the kitchen.
- Insulate basement rim joist, which is bleeding a lot of heat. Basement is ~15 deg cooler than 1st floor.



Pearl St.
- Still need to close out electrical inspection. Feels like this won’t get done until Mintwood is also done. Getting Rich to put it on the schedule is tough.
Next Steps
- Paint door to Zoe’s room.
- Finalize electrical inspection, close building permit.
Goals for Week of 13 Dec
- arrange materials on 1st floor to maximize usable space
- complete all pre-tub tasks in master bathroom except shower tile installation (which won’t happen until week of Dec 20)
- Push through the finish electrical wiring
