Big Picture: Where are we?
Inside, All plaster & drywall work is complete. Master bath floor tile is installed and ready for grout. Getting bids for paint.
Outside, it’s too cold to do much other than keep it clean.
Goals for Week of 22 Nov
- Finish all drywall/plaster work. {complete}
- Get started on tile work on third floor {not started}
- Schedule tub installation in master bathroom. {not scheduled yet}
Accomplishments
- All plaster and drywall work is wrapped up, and the building is pretty quiet, since it’s just me now. Mark Colicche and team did a *fantastic* job. It’s expensive, but worth it.
Corp Update
- No status report last week for Thanksgiving.
- Chris Kolstad has joined me for a week of fun. We’re working on the kitchen upper cabinets and various other tasks, particular emphasis on things that are easier with two people.
- New windows for Queensberry Circle project came in, and were installed on Tues/ Wed last week. I’d grade the work a B+. Only hitch was a few small trim details, but overall I’m good with it. House will close escrow today, so it’s nice to be able to meet an aggressive timeline for someone.
- I ended up having to just pay the SWIF fees, but I’m still hoping to hear hear back from them.
Mintwood St
- Demolition: Work is complete. See blog post
- Roofing. {no changes from 4 Oct. Roofing is complete}
- Carpenters { No change since 13 Sept }
- Windows: (no change since May 16)
- Insulation {No change from 4 Oct. }
- HVAC Third floor furnace has been connected and is running. Need to get the plumbers to connect the humidifier on at least the basement furnace (not sure if they connected the 3rd floor unit).
- Plumbers: Need to contact MMP to schedule master tub installation (after grout), as well as a couple of minor clean-up items.
- Electrical: Kathryn has been installing outlets through the bedrooms. Apparently she’s famous at her firm now. At her holiday party, the office managing partner volunteered her to the entire audience to do electrical work at their homes. 🙂
- Masonry {no change from 1 Nov} Glen came and worked with the plaster guys to remove the mantle in the dining room. Kathryn has done an amazing job of cleaning it (photo above). We will aim to reinstall on Nov 8th.
- Plaster: Per notes above, the plaster & drywall work is complete. All equipment is out of the building.
- Painting: I’ve had two different crews in to bid the painting. Waiting on initial numbers.
- Finish Work
- Millwork is done and primed. I’ve inquired whether they will do delivery. Waiting to hear back.
- Ready to grout the floor in the master bathroom.
- Chris and I have started the cabinet work in the kitchen. We’ve had to rework the soffit in two places. (We did not build out the soffit over the fridge, so we extended that. Also, the range hood duct was not in the right location, so we had to relocate it.) Upper cabinets should be installed this week. There are a couple of pieces missing, though, so there are limits on what we can do.
- Back doors are in the basement and ready when I have time to get to work on them. Most of the doors will require some level of woodworking before they’re ready for use.
- I also identified a shop to make custom doors if needed. Likely the case for the front door, and possibly a few interior doors as well. I will commit to them this week.
- We are likely to wait a while for flooring. The preference is to do flooring well after plaster is complete, and often even after painting is done. That would put us into January+
- Proposal came in from Chris (RetiredWoodworker) for a fireplace mantle in the 3rd floor bedroom. It was a good bit more than I expected, so we may do this in house instead.
- Design: Working with Katy to decide on lighting fixtures for the LR and DR
Design board is available here, though we made some slight changes after this board was produced.
Next Steps
- Grout master bathroom tile, then schedule the plumber to come set the tub.
- Set the upper cabinets in the kitchen.
- Start work on bathroom on third floor, which will be the priority.



Pearl St.
- Still need to close out electrical inspection. Feels like this won’t get done until Mintwood is also done. Getting Rich to put it on the schedule is tough.
Next Steps
- Paint door to Zoe’s room.
- Finalize electrical inspection, close building permit.
