Goals for week of April 11
- As much as I can on 3rd floor railings (no progress)
- Head to California to pack out! (done)
- Sign a tenant for 580 Orange Ave. (done)
Accomplishments
- Tenant has been selected for Orange Ave. We had a number of highly qualified applicants, and choosing the right fit was not easy. We have already received the security deposit. The lease is currently with our CA real estate attorney, and will be inked some time this week.
- Packing is going well at Orange, and we anticipate a smooth process. 🙂
- Framing at Mintwood continues in my absence with occasional calls from the framing team.
Corp Update
- Not much progress on the books this week. Still need to finish reconciling 2020 before I can give numbers over to the accountants. They need that info by May 1 to file my income tax extension.
- Hatfield tenants are ready to move in. I did a pre-departure inspection before I left, and I’m not anticipating a lot of maintenance before the tenants move in. Existing tenant will be out on May 1, and new tenants arrive May 7.
- Packers arrive April 21. Moving van picks everything up April 22. Kath flies out April 23, and I’ll drive starting April 25. I’ve sold off several of my larger stationary workshop tools. I’ll replace them on the other end once I figure out what my workspace will look like.
Mintwood St
- Demolition: Work is complete. See blog post
- Roofing. Received a verbal bid from Wm Prescott Roofing for the mansard repairs. Need to get the written version to review.
- Carpenters are making excellent progress. Except for the kitchen, the first floor is complete. Second floor framing is nearing completion also, with a couple of structural beams installed and some partition walls up. Stairs from 2nd to 3rd floor have been adjusted, and the landing is now rock solid. The stairs themselves still have a slight sag, but short of taking them out and completely reframing, it isn’t going to be possible to solve that.
Second lumber order was delivered without incident. Laborer has dug out the fireplace in the kitchen, and did a lot of “moving around” of things, which was helpful. - Insulation (no change since 3/14) Need to source insulation, as we will be insulating a lot of the exterior walls and all of the roof. Likely to be spray foam in the roof, and batts along the walls. Probably start sourcing after I’ve sorted out the roofing repair.
- HVAC Gary came to review the building. We’re fully on track, and he plans to start ~May 1st.
- Plumbers: Talked to Matt Mertz. We’ve made a decision to move the main sink into the island due to the location of the window on the back wall being too close to the side cabinets. They will be able to come out and rough in the kitchen on April 27-28, so that the framing can continue. Main plumbing work starts May 13.
- Electrical: Rich came out to review. We’re still tracking to the same proposal we had, which is good.
- Plaster: (no change since 3/14) I have a fallback, but will be looking for better options.
Next Steps

- No big changes. Just tidied up so that Kath will arrive to a reasonably clean house.
