Big Picture: Where are we?
Planters are complete and the plants have been put in.
Corp Update
- The deck at 410 is ready for inspection, but I’ve gotten hung up in renewing my contractor’s license, which means I can’t schedule an inspection. However, all of the labor is done.
- We signed a new tenant at Duncan St. We had 16 showings in 2 days. In the end, we rented it to a lovely couple with a college age son. They’re moving here from NY and she’s working in social services.
I also bought 3 new AC units for Duncan. Recall that Duncan St. does not have central air- just window units. The units I got with the house are pretty old (some are likely 30 years+ in service). So I leveraged the research the existing tenant had done, and bought three more units like the one he bought. Should help to keep the place cool. As a bonus, they’re all Google-Assistant compatible, so that helps with the “modernization” mission. - I had a very frank email exchange with the concrete subcontractor and have been doing my best to force progress. They’ve committed to having everything done before the charity event Kathryn has scheduled at the end of August.
- The really big news is that the back yard is starting to really look like a yard. On THursday this week, we finished welding up the planter boxes. On Friday I made multiple trips to the building supply yard and brought 5 tons of topsoil over, which I shoveled into the two planters. Saturday we finally got to plant the trees Kathryn picked out back in March. The yard is really starting to come together.

Here’s the schedule for the next few days
- Mon: Finish some misc tasks on the patio
- Tuesday: look at a potential new project in Lawrenceville.
- Wed: AC installation at Duncan St.
- Thursday: Welding project analysis, Shadyside.
- Friday – PTO. – personal
Realistically, the front entry won’t be done until some time in August. It’s going to be a stretch, but I’m still aiming to get the fences done and hopefully the trim on the outside of the doors completed (and possibly the inside of the front door also).
- Planters completed and filled with green things. (DONE!).
- Front walkway completed
- Front landscape completed
- Fence (west side) completed
- Stretch goals:
- trim on front door (exterior trim started)
- trim on back door
- finish and install TV floating shelves
