Big Picture: Where are we?
Assessing new properties, cleaning up punch lists. Gonna be like that for a while.

Elephant in the room: it’s been a minute since I wrote a status report. Not for lack of activity or interest- just haven’t sat down to type out a report in a while.

Corp Update

  • I have fully immersed myself at HackPgh, the makerspace I’ve joined. I have now been trained on the CNC machine, and am working on a CAD drawing for some of the trim that I’m missing for Mintwood. The goal is to produce the trim on the CNC and fill in missing gaps/ pieces I could get made through traditional millworks. I’ve also gotten connected to a group of guys who are reworking the woodshop space. Good group of folks to work with…
  • The CA tenants have given notice (moving to London) and we’ve already found new tenants. The new tenants actually contacted me directly, before I’d even posted the property. We did do a posting (20 contacts in 2 days) and McKenna did a day of showings. In the end, those “early birds” were well qualified, so they got the worm. Move-in is June 1st, so I’m planning a trip to be there for the hand-over.
  • We’ve been working on landscaping at Duncan. The backyard was a complete write-off, so we tilled it under. In the process, we bought new trees and plants, and we will be reseeding the grass completely. I re-framed the shed, and we’ve re-configured the chainlink fence as well. I still have some more work to do, but it’s looking very different from the overgrown briar patch that it was.
  • I also took delivery of my new truck. My 2023 Colorado is really great. I have about 400 miles on it so far, and it’s been quite enjoyable.
  • We submitted the Mintwood landscaping plan to the City. It’s been through a couple of review cycles. The process hasn’t been entirely “seamless”- we received a round of comments, which we addressed, and then the plans came back with another round of comments, which were unrelated to the comments form the first time. Seems to me that the city ought to strive to include all relevant feedback in a single iteration, to reduce review time and construction delays. I’ll be reaching out to the investigator for Zoning tomorrow to try to streamline our next submission.
  • I have a possible plastering job that may consume some time over the next couple of weeks. Will know more tomorrow once I go take a look at it.

Goals for week of 1 May

  • Review landscaping plans with city. Consolidate feedback, get plan updated by landscape architect, and resubmit to City by Friday.
  • Review plaster project.
  • Landscaping at Duncan
  • Get first pass of trim cut at HackPgh
  • Tax preparations
