Big Picture: Where are we?
Duncan St. is rented for Feb 1st, so I am pretty much 100% focused on that.
Still heads down on Duncan St.. Feeling pretty good- last week was mostly electrical, which went just fine. This week is plumbing, which tends to have more Depot runs. (Plumbing work has many variants of the same part, so you end up needing a different flavor of the part you already have.)
Goals from week of 2 Jan
- Complete electrical including panel. Be ready for inspection. (95% done)
- Schedule electrical inspection {not done yet}
- Repair plaster cracks (dining room, bathroom) (done)
- Schedule plumbing inspection (done)
Corp Update
- I’m still evaluating the neighbor’s property. It is zoned for 2 units. There would be some material repairs to be made before it fits our target rental audience. I have time scheduled for Friday to walk through it again and look at a couple of items.
- I’ve sent out invites for an Open House on 29 Jan for everyone who was involved in building Mintwood. Looking forward to seeing folks, and having them see what they built.
Accomplishments
Mintwood St
- I’m in the middle of cleaning up the basement to organize all of my tools and building materials. I moved into a storage locker in Bloomfield, but will need to spend some time organizing it and putting up shelves. This is the long term solution until I acquire a shop.
- Landscaping: No big change- other than the fact that I hauled the trash from the back yard to the dump. Worth noting that dump fees have gone up 30% in the past 6 months. I haven’t done anything with the landscape plans bc we learned that the neighbor in the back (with the failing retaining wall) is selling her place. We’ll wait for the new owner to take possession and then we’ll approach them about sharing costs on the wall.
Pearl St.
- No particular news.
Orange Ave
- Received the second estimate for sewer repair. Both are in line with what I expected. I was chasing a third guy, who seemed like he’d be really good to work with, but he can’t seem to get organized, so we’ve eliminated him from consideration. Will make a decision this week and get it scheduled.
(12/25) Tenant had a sewage problem in early December, which we had snaked. Unfortunately, they did a lousy job and it all backed up in an ugly way on Christmas day. Had a sewer cleaner out, and they got flow re-established, but there are some root intrusions under the deck that we need to address. This may be a significant cost item.
Duncan St.
Last week was mostly electrical work and plaster. That went pretty well, and I’m on schedule. We got the panel completed, and all of the outlets are in. We are waiting on a couple of light fixtures that should arrive this week. I’ve asked the electrician to schedule an inspection for early next week.
This week I’m focusing mostly on plumbing- primarily setting finished plumbing (put the toilet in place, connect the sinks, etc.). Since this is Tuesday, I’ll preview that yesterday I found a leak in the wall behind the fridge, so I cut open the drywall and repaired it. We have a plumbing inspection scheduled for 1/17.

The completed tasks drop off the calendar as I close them out and archive the card. So the only thing left from last week is the vanity mirror. (I’m working with the glass guys from Mintwood to get that cut to fit).
