Corp Update

  • Heading into a very busy Q4. Lots of visitors on tap and a bit of travel too.
    • Oct 8-17 Mom (sans Diane)
    • Oct ~18-30ish Doug to CA
    • Nov 3-8 Ed & Nana
    • Nov 10-17 Doug & Kath on vacation
    • Dec 20th-ish kids arrive for the holidays
  • Setback in Pearl St. inspections – working to resolve.
  • The workers’ comp audit still scheduled for this week.

Major Accomplishments

  • Pearl St. tenants have moved in
  • With the hardwood installed, we’re moving back into “workshop” mode on the first floor.

Accomplishments


Mintwood St

  • With the hardwood floors installed, we’re returning to “workshop mode” on the first floor. I’ve erected zipwalls to contain the dust, and I’ve set up the tablesaw and miter saw. I’ve resumed trim work on the first floor. This week I rough cut nearly all of the pieces I’ll need, and began installation. DR window is complete, including a new sill.
  • White Heating will be out this week to clean the ducts for the furnaces. There’s a bit of construction debris in there, and we obviously don’t want to push that through the furnaces.
  • Continuing with various electrical work- swapping in smart switches for the standard ones, installing fixtures, etc.
  • I received word from Allied Millworks that the exterior doors will be done early this week. Need to arrange to install them on a weekend with Mark or Shane.
  • Spoke with Barid Bros. The interior doors (basement and powder room) will be ready ~Oct 17th.

Pearl St.

  • I received notification from Pgh PLI (Permits, Licensing, and Inspections) that my Final inspection on Pearl St was rejected. We’re working through that issue with them and expect to have it cleared up shortly.
  • Tenants moved property in last week, and I believe they’re living there now (though he still has another apartment for another month).
  • We had a gas safety inspection. It appears that these are mandatory for all properties where the meter is indoors. Big pain in the neck for something that is probably in better shape because it is out of the weather.

Duncan St.

Punch list remains, but we’re focused on Pearl and Mintwood right now.


Goals for Week of 3 Oct

  • MINTWOOD
    • Finish window trim (Kitchen). Install baseboards in LR and DR.
    • Back to work on the punch list
  • DUNCAN
    • none planned
  • PEARL
    • minor clean-up items (house numbers etc)
