Corp Update
- Heading into a very busy Q4. Lots of visitors on tap and a bit of travel too.

- Dec 20th-ish kids arrive for the holidays
- Completed all inspections on Pearl St.
- The workers’ comp audit was delayed (I goofed up the time, but the auditor seemed pretty chill about it). Scheduled for the first week in October.
Major Accomplishments
- Pearl St. is rented out and now generating income!
- Hardwood floors installed at Mintwood. Also installed master closet. Still working through the boxes, but progress is steady.
Accomplishments
Mintwood St
- Installed all hardwood floors on 1st floor. The team from Molyneaux did a nice job. As is the case with every part of construction, prep is the most important part of the job. They leveled out the “hump” in the hallway by cutting out the plywood and patching it with Ardex (similar to self-leveling cement, but it doesn’t flow. You trowel it on more like a mortar or thinset). They also patched in various other spots to make for a very flat and smooth subsurface. Laying in the wood itself is relatively uneventful once the prep is all done. See photos below.
- The master closet arrived this week, so we picked it up and installed it as well. Glad we did the install ourselves. The quote was ~$2500 for them to install, but it took me about 6 hours in total on my own. No way that is worth what they are charging. This included me drilling into a plaster-over-brick wall, which is not simple.The boss is very pleased with the results.
- White Heating came out to finish installation of the humidifier on the 3rd floor. The only thing left for them is to supply a few missing vent covers and clean out the ducts, and we’ll be done w HVAC.
- Continuing with various electrical work- swapping in smart switches for the standard ones, installing fixtures, etc.Exterior doors weren’t quite ready yet, so we did not install them. Likely they’ll be done early this week, which means they’ll sit in the house while I’m away next weekend. Planning to do the install on a weekend with Mark.
Pearl St.
- Final inspection happened as planned on Sept 22. It was pretty simple, so no drama.
- I actually spent most of the week cleaning and preparing Pearl for the new tenants. We had our handover on Saturday morning. They are quite excited to be in the new place.
- Special shout-out to Sherwin Williams. I’ve been meaning to do a review of their little paint matching tool. They cost about $35, though I received mine as a courtesy from my local store about 18 months ago, after I’d dropped $140 on paints that didn’t match the walls at Hatfield St. This week I fired up the tool to match the blue accent wall paint in Pearl St. It pulled up “Bluebird Feather” as match. I went to my local store, bought a quart, and BAM – it was a perfect match. This is particularly challenging since the blue is a rich saturated color and might not match well, but this was dead on. Quite pleased with this little gizmo.

Punch list remains, but we’re focused on Pearl and Mintwood right now.
