Corp Update
- I’ve missed a week on status, and we’ve had several visitors. Chris Kolstad was out for 6 days, and Dad and Susan were in for a couple of days as well. Zoe and Armen popped in, but weren’t able to stay as long as planned due to work conflicts. We’re also preparing for other visitors coming up.

- I got my contractors license renewed, so I’m able to move forward with inspections, etc.
- The workers’ comp audit was delayed (I goofed up the time, but the auditor seemed pretty chill about it). Aiming for the first week in October.
Major Accomplishments
- Move-in is complete. Floors 2 & 3 are livable, though there are a lot of boxes still. We are in that process of sorting through “stuff” and thinning the herd where appropriate. We have the Proletariat Suite set up as a living room for now, until the first floor is ready for occupation.
Accomplisments
Mintwood St
- First floor is prepped and ready to go for hardwood installation. Wood was delivered on Friday, and has been stickered in the living room. We moved most of the tools out to the basement, Duncan, Pearl, and the storage locker (depending on immediate needs). Installers are scheduled for Monday the 19th.
- We had the roofers come back out and address some minor issues with the gutters. On the rear of the building, the mansard gutter was overflowing and dumping water into the basement window well. Also, the scupper on the office was overflowing. They’ve rehung the gutter and adjusted the height of the scupper. It was fairly pricey- may be time to start exploring more reasonable options for roofing work.
- When Chris K was in town, we installed the kitchen vent hood (a definite 2-person job). He has the same hood going into his place, so it was a nice practice-run for him. The kitchen is basically finished except for items that are gated on the exterior door (trim, completion of tile, etc.)
- Also with Chris K, we completed the work on the fireplace in the living room. At some point in the past, someone had simply “plastered” the FP closed. (See Aug 22 blog post) It looked terrible, so I stripped the plaster and paint before Chris arrived. He is an expert welder, though, so we took advantage of that and welded the door into the fireplace. We also fabricated some parts to fill in missing pieces. It was a bit of a challenge, because fireplace inserts of that era were made of cast iron, and cast iron doesn’t weld easily. I did a bit of the welding on the pieces we fabricated, but left the process of welding in the door to Chris (many, many thanks!). This all makes a *huge* improvement to the living room. I will deal with painting it as part of the finish-out process, but it looks fabulous.
- Progress is good on the exterior doors. Allied Millworks is indicating that they’ll be ready around the end of the month. I’d like to get them in ASAP. This will be a bit tricky, as they re large and heavy. I’m hoping to bring Mark back for a couple of days on weekends to help out.
- Shower glass has been installed in the master bedroom. Although it’s slightly less scribed than I’d like, it’ll do the job. Nice to be able to shower in there now.
Pearl St.
- I finally got the electrical inspection sorted out. After some communication with the city, we were able to get the paperwork reviewed and the electrical permit is closed. We’ve requested a final inspection for the house for the 22nd of Sept.
- I’ve also been working on prep for the new tenants. Mostly this is just addressing the paint/ plaster issue we had, and patching nail holes. Otherwise we are ready to go. Assuming all goes well, they’ll start moving in next weekend.

Punch list remains, but we’re focused on Pearl and Mintwood right now.
