Corp Update
- This Friday will be Mark’s last day as he has accepted a full time position back in his “real” profession. It’s been great having him on board, and he’ll be missed.
- We have a moving date: Sept 2, 2022. Kath has booked the movers and we are racing towards the date. We’ve started moving a few things over with each trip.
- I’ve placed Pearl St. up for rent. Listed for Oct 1 occupancy.
- I will be out for Lead-Safe training this THursday. THis is required to get my contractor license renewed.
- We are preparing for our worker’s comp audit, which is scheduled for the first full week in September.
- Lots of visitors coming to town. Chris K. (Sept 3-8)
- Zoe (Sept 10-17) {this is technically a “former employee visit” since she was our VP of Acquisitions and was the original scout for this building}
- Dad and Susan (Sept 12-15)
- Mom and Diane are coming in October

Mintwood St
- Finish Work
- Carpet was installed. This is a huge milestone, and the house is really starting to feel “finished”, at least on the second and third floor.
- Mark C came out this week and did the drywall finishing work. He did a fantastic job (as always) and was reasonably priced- always a great combination.
- Electrician came by on Tuesday to repair the dishwasher outlet (damaged by BestBuy). They still aren’t ready for a final inspection. We are missing a few light fixtures, so I’m pressing Kath to make some decisions on that front. We also need a number of specialized breakers (AFCI’s, etc.) for the panel. The electrician needs to acquire and install those before we’re ready for an inspector.
- The HVAC team came this week, but once again weren’t able to complete the installation of the humidifier on the third floor. I need to call Dan again and schedule them to come back. They do good work, but it’s a bit frustrating that I have to keep contacting them to get back on the schedule.
- We removed the front cover from the LR fireplace this week to address the shoddy patch job that had been done. There was >15 gal of ash in the fireplace, essentially filling the firebox. I’ve removed all of the paint from the door and from the edges of the insert so that we can weld the door and insert together.
- Granite team completed templating this week. After a bit of back and forth, we arrived at a price for the additional pieces. Installation is set for Tuesday afternoon this week.
- New (shorter) dishwasher is slated to arrive this Friday from Home Depot, so I’ll complete the install. Worth noting that I still haven’t received a refund from BestBuy for the dishwasher they took back, despite multiple phone calls. I’m still chasing this, but growing less and less patient with them.
- Hardwood floors still tracking for mid-Sept due to a specific part they need that is a custom manufactured.
- In his “down time”, Mark continues to sand doors and window trim to prepare for painting on the 1st floor.
- I haven’t yet found a suitable shop to make the handrails we need. Still investigating options. The first round of numbers literally came in at 10x what they should be.
- We are waiting on a schedule date from Wm Prescott Roofing for when they’ll be out to repair the gutters.
- Painting:
- The painters were busy this week finishing up the work needed before the carpet could be installed. The steps look fantastic (though we have a few minor touch-ups to do). They still have more work to go on the first floor, but can’t really do that until I’m done down there.
- Kathryn is nearly done stenciling the powder room. She also has been doing some touch ups on 2 and 3.
- Design: Design board is available here, though we made some slight changes after this board was produced.
Pearl St.
- We completed our final plumbing inspection at Pearl St this week. This is completely closed out now.
- No work on the walls this week. Painter stopped by to look at the flaking problems we’ve had. It appears that the oldest layers of paint are splitting off from the wall. (The newest latex paint is adhered to a couple of layers beneath, and they’re coming off in a group). So I’ll need to skim it up with setting plaster and then repaint.
- Roofing inspection passed. Permit closed, exactly 23 months after it was opened.
- The electrical inspection report was actually uploaded in March, but was placed in the wrong location in the web site. My electrician is trying to get it corrected so that they will close the permit.
Duncan St.
Mark went over to Duncan a couple of days this week to work on some of the punch list. We’ve got most of the electrical stuff done, and are moving on to plumbing.
- We installed carpet at Duncan this week. It really makes a big difference in how the place looks.
- We also started replacing electrical outlets. This would seem like a small detail, but it creates a much different (positive) impression to see all new outlets. Unlike Pearl St., there was no knob and tube at Duncan- just a lot of armored BX cable. So from an electrical standpoint, it’s better than before.
- I may have the electrician upgrade the panel while we’re doing all of this. It is only 100 amps, and I suspect we’re going to add a mini-split AC unit relatively soon. We would need a new dedicated circuit for that anyway, and we’re out of space in the panel already.
- Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
- Framing/ drywall: All compound and sanding work is complete.
- Kitchen: <no change>
- Bathroom: Flooring installed. Tile work was finished on Thursday. I don’t yet know if they grouted on Friday.
- Plumbing: Rough inspection passed on 7 March 2022
- Painting: Painters finished at Duncan. I’d added two doors which yielded a whooping 25% to the painting tab. Didn’t have much choice, though, since the door openings were non-standard size.
