Big Picture: Where are we?
Mintwood, Master shower re-tiled. Painting continues.
Pearl, Plumbing inspection completed! Only thing left is electrical.
Duncan, Carpet installed. Started on the electrical items on the punch list.
Corp Update
- Looking forward to the arrival of McKenna and Barrett next weekend. I’ll be out racing Monday-Wednesday next week (Aug 1-3)
- We looked at a building at 3950 Cabinet Way (just behind Mintwood). The building would require far too much work for the value we’d get, so we aren’t moving forward with it.

Mintwood St
- Finish Work
- We re-installed the tile in the master shower. As noted previously, the pan was not draining correctly. We applied a completely new layer of tile on top of the previous layer of tile. It seems to have worked quite well. The shower has been caulked and is ready for final plumbing installation and glass work.
- We have a back-up strategy for the dishwasher. If it doesn’t fit, we’ve identified several other models that will fit. They’re more expensive, but it will be worth it to stay with a Bosch, which we’ve enjoyed for nearly all of the years we’ve been together.
- Flooring contract has been signed. THey’re saying its 4-5 weeks for carpet, and 6-8 weeks for hardwood. I’ve asked that they put a rush on it, with the goal of having carpet and being moved in for Labor Day weekend.
- Home automation is progressing. All thermostats are on the wifi network (2 for HVAC, and 2 for heated floors). I’ve also started adding some lights to the system. The internet closet is completely wired.
- We have selected our closet system of choice (ClosetMaid). We installed the first one in the 2nd floor linen closet, and have ordered them for the office and 3rd floor back bedroom. We will hold off on the princess suite until the carpets are installed, because there will be a “tower” (shelves) that should be on top of the carpet.
- Painting:
- The painters are making good progress. They’ve gotten a second coat on the 3rd floor, and are working on the trim there. They’ve also started the 2nd floor trim as well. And of special note, they’ve started the stairs, which look fantastic.
- Kathryn was out of town this weekend, so we didn’t make much progress on poultice/ stencil, but that’s OK.
- Design: Design board is available here, though we made some slight changes after this board was produced.
- Other: We build a few more shelving units in the basement and have begun organizing the shelves in a “post-move-in” state. This will be important as they start trying to bring in hardwood for acclimation.
Pearl St.
- We completed our final plumbing inspection at Pearl St this week. This is completely closed out now.
- No work on the walls this week. Painter stopped by to look at the flaking problems we’ve had. It appears that the oldest layers of paint are splitting off from the wall. (The newest latex paint is adhered to a couple of layers beneath, and they’re coming off in a group). So I’ll need to skim it up with setting plaster and then repaint.
- Roofing inspection passed. Permit closed, exactly 23 months after it was opened.
- The electrical inspection report was actually uploaded in March, but was placed in the wrong location in the web site. My electrician is trying to get it corrected so that they will close the permit.
Duncan St.
- We installed carpet at Duncan this week. It really makes a big difference in how the place looks.
- We also started replacing electrical outlets. This would seem like a small detail, but it creates a much different (positive) impression to see all new outlets. Unlike Pearl St., there was no knob and tube at Duncan- just a lot of armored BX cable. So from an electrical standpoint, it’s better than before.
- I may have the electrician upgrade the panel while we’re doing all of this. It is only 100 amps, and I suspect we’re going to add a mini-split AC unit relatively soon. We would need a new dedicated circuit for that anyway, and we’re out of space in the panel already.
- Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
- Framing/ drywall: All compound and sanding work is complete.
- Kitchen: <no change>
- Bathroom: Flooring installed. Tile work was finished on Thursday. I don’t yet know if they grouted on Friday.
- Plumbing: Rough inspection passed on 7 March 2022
- Painting: Painters finished at Duncan. I’d added two doors which yielded a whooping 25% to the painting tab. Didn’t have much choice, though, since the door openings were non-standard size.





Goals for Week of 25 July

- Begin the advanced carpentry work (stair trim, etc.)

- Get the electrical inspection sorted out
I am tracking remaining tasks in Trello. This isn’t perfect, as there is no granularity/ size (a single card can be a small thing, like “install switch plate covers” or a big thing like “install flooring”) but it at least creates a common repository for us to look at what’s remaining. In a real system, I’d track LOE remaining, and effort closed this week, etc., but this is at least a start.
