Big Picture: Where are we?
Mintwood, tiling master shower completed. Ready for grout. Painting continues
Pearl, plumbing parts arrived. Installation scheduled for this week
Duncan, Not yet completed. Significant punch list, but on hold until we get Mintwood done.
Corp Update
- Busy week this past week. However, I’ll be heading to California June 14-17. That’s my last excursion for at least 6 weeks.
Major Accomplishments

Goals for Week of 6 June
- MINTWOOD
- Sign granite contract. {done – verbal only, until they come measure}
- Complete tile work on Master shower. {tile done. Grout will be Tues June 21}
- Start zeroing in on first floor hardwood floors {appointments for week of 6/20}
- Get railing sorted out for 2nd floor {not started}
- Waiting on a missing part from the shower door (exec washroom) {partial}
- DUNCAN
- Determine if the apprentice can work on punch list.
- PEARL
- Get the roof inspected. {not done}
Mintwood St
- Finish Work
- Spent the bulk of the week tiling the shower in the master bath. It was a good chunk of work, and I’m pleased with the results. I’m ready for grout as soon as the Schluter Shelf-E arrives on 6/20.
- No update from HD about the front & rear entry doors, so I’m going to order them Monday morning through the local supplier.
- The missing box finally appeared for the shower door (exec washroom). I installed it this week. All went well (remarkably good instructions) except that there were a couple of seals missing. I’ll need to contact Delta this week to get the right seals sent out.
- Kath arranged a couple of appointments for carpet measures and HW floor quotes. Those will happen the week of 20 June.
- Based on our research last weekend, I ordered the granite countertops this week. They’ll come out on July 5 for a template, and install on July 11. For those who haven’t done this “from scratch”, that means that all kitchen cabinets must be fully installed (including the pony wall on the island) by July 5th.
- We also shed some excess trim boards this week. With all of the woodwork pretty much wrapped on 2nd and 3rd floors, it’s pretty easy to gauge what remains. We had more than enough casing and baseboard, so I gave some of that away. (was claimed within 2 hours of posting online). We are short some cap rail for the staircase wall on the 1st floor, though, so I’m likely to have to reorder that. TBD, once we get the first round of trim installed on the stairway wall.
- Floor tile for the kitchen has arrived (800 lbs worth). Kath is still choosing the backsplash tile.
- Painting:
- Kath has been busy painting. She painted the walls in the kitchen, and is working on the master bedroom as well.
- Painters started working on the doors on 3rd floor.
- Design: Design board is available here, though we made some slight changes after this board was produced.
Pearl St.
- The critical plumbing part has arrived, and the plumber is scheduled for June 15.
We had our finish plumbing inspection, but did not pass. There are 4 updates to make. They aren’t difficult items, but need to be done before we can pass inspection.- Install double check valve at water meter.
- Remove spigot near water meter.
- Install expansion tank on HW heater.
- Install backflow preventer on outside hose bib.
- No work on the walls this week. Painter stopped by to look at the flaking problems we’ve had. It appears that the oldest layers of paint are splitting off from the wall. (The newest latex paint is adhered to a couple of layers beneath, and they’re coming off in a group). So I’ll need to skim it up with setting plaster and then repaint.
- Roofing inspection is scheduled for June 14th.
- It also turns out that the electrical permit has never been closed, even through the final was done on Feb 17. I still need to contact the inspector to get them to do the paperwork.
Duncan St.
I reviewed Duncan St and there’s a fairly lengthy punch list remaining there. Some of it is stuff I can hand off, and some is work I will have to do myself. I’ll hand off what I can, but the remaining work is being prioritized after Mintwood.
- Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
- Framing/ drywall: All compound and sanding work is complete.
- Kitchen: <no change>
- Bathroom: Flooring installed. Tile work was finished on Thursday. I don’t yet know if they grouted on Friday.
- Plumbing: Rough inspection passed on 7 March 2022
- Painting: Painting started on Thursday.

- Chase down missing parts for exec shower
