Status Report, 31 May 2022

Big Picture: Where are we?
Mintwood, 95% complete on second floor
Pearl, waiting on plumbing parts
Duncan, TBD, should be at/ near completion.

Corp Update

• I’ve been away for about 12 days, so this status report is really more of a “note to myself” to help plan where I need to restart. I spent a week in Florida, attending my niece’s high school graduation and doing some work on my sister’s house. I then went to Alabama to spend 3 days at Barber Motorsports, which is my favorite racetrack in the US. Many thanks to the folks at California Superbike for a fantastic event.

Major Accomplishments

• Kathryn spent a lot of time painting at Mintwood while I was gone so I’m going to head over and check out her progress today.
• Kathryn also met with some granite vendors to try to narrow down the choices for the kitchen countertops. We have some quotes, but need to sharpen the pencil a bit.

Goals for Week of 16 May

• MINTWOOD
  • Install laundry drain pan {done} and laundry bifold doors {not started}
  • Finish casing windows in kitchen {done}
• DUNCAN
  • Continued painting work, and punch list for Joe & Mike {TBD}
• PEARL
  • Install valve and expansion tank. {not started- lack of parts}
  • Get the roof inspected.

Mintwood St

• Finish Work
  • Finished casing the kitchen windows.
    
• Painting:
  • Kathryn’s been busy painting the master suite.
  • Painters started working on the doors on 3rd floor.
    
• Design: Design board is available here, though we made some slight changes after this board was produced.

Pearl St.

• We have a plumber lined up, but he wasn’t able to get the parts we need. I’ve ordered our parts, and they will arrive June 7th, so we’re going to set a date shortly after that.
  We had our finish plumbing inspection, but did not pass. There are 4 updates to make. They aren’t difficult items, but need to be done before we can pass inspection.
  • Install double check valve at water meter.
  • Remove spigot near water meter.
  • Install expansion tank on HW heater.
  • Install backflow preventer on outside hose bib.
• No work on the walls this week. Painter stopped by to look at the flaking problems we’ve had. It appears that the oldest layers of paint are splitting off from the wall. (The newest latex paint is adhered to a couple of layers beneath, and they’re coming off in a group). So I’ll need to skim it up with setting plaster and then repaint.
• CHecking on status of roof inspection to close out the permit.

Duncan St.

I’ll be checking in there today to see what is left on our list.

• Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
• Framing/ drywall: All compound and sanding work is complete.
• Kitchen: <no change>
• Bathroom: Flooring installed. Tile work was finished on Thursday. I don’t yet know if they grouted on Friday.
• Plumbing: Rough inspection passed on 7 March 2022
• Painting: Painting started on Thursday.

  • Start zeroing in on first floor hardwood floors
