Major Accomplishments

  • no major completions.

Goals from Week of 25 April

  • MINTWOOD
    • Complete the baluster repairs. {85% complete}
    • Complete the tub installation. {done}
  • DUNCAN
    • Although I think it is unlikely we’ll complete *everything* this week, we should be getting close. I want to get it paint ready in most of the rooms this week. {not completed}
  • PEARL
    • Plan for the additional plumbing work. {no change}
    • Complete roof repairs. (includes: drip edge, dormer trim, soffit repair, and sealing leak at gutter seam.). {completed. Needs city inspection}


Mintwood St

  • Finish Work
    • Tub has been installed and connected. We’re all done with the major plumbing work. Yeah!!
    • Staircase repair is going well. I’ve replaced all broken balusters, and have been reworking trim in the stairwell. This involves removing trim, sanding/ surface prep, and reinstalling the trim. In a couple of cases, I’m milling new trim because the old trim was too badly damaged. This is all small, detail oriented work, but it will help restore the house to what it once was.
    • I ended up opening the wall on the 3rd floor after all. There was no blocking behind the spout rough in, so it was impossible to get the spout properly affixed. I installed blocking, then patched the wall. We have all of the compound on the wall now, and it is ready for paint again.
  • Painting: Not a lot of painting this week- just some touch-ups so that I can install some lights in the exec washroom.
    Executed the contract with the painter for the woodwork. He won’t start that until later in May. Meanwhile, Mom has been busy priming rooms on the 2nd floor. Kathryn also painted the WC room in the master, to make it easier to install the toilet.
  • Design:   Kathryn is making solid progress on the various light fixtures for the hallways and upper bedrooms. Feels good to have this getting taken care of. Thanks, Love. We keep looking for the right pieces for the LR and DR
  • Design board is available here, though we made some slight changes after this board was produced.
  • We decided NOT to do the basement floor after all. There are just a lot of other things we want to get done first, and this would hold up progress. It means we’ll have to be careful when we do it later, but the priority is on getting done and moved in.

Pearl St.

  • I spoke with a plumber I know about doing the work at Pearl St. He’s pretty busy so I’ll evaluate a couple of options. This is work i could definitely do, but I’m trying to focus my time at Mintwood.
    We had our finish plumbing inspection, but did not pass. There are 4 updates to make. They aren’t difficult items, but need to be done before we can pass inspection.
    • Install double check valve at water meter.
    • Remove spigot near water meter.
    • Install expansion tank on HW heater.
    • Install backflow preventer on outside hose bib.
  • We finished the roof work this week (finally!). Webb needs to get sign-of from the city now.

Duncan St.

The crew was hit with COVID, so there was no progress on Duncan this week, aside from the delivery of all appliances. Crew should return to work this week. I was not exposed to them once they were infected.

  • Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
  • Framing/ drywall: All compound and sanding work is complete.
  • Kitchen: Countertop was installed this week, as was flooring.
  • Bathroom: Flooring installed.
  • Plumbing: Rough inspection passed on 7 March 2022.
  • Painting: We executed the contract with the painter. They will start the first week in May.

Goals for Week of 2 May

  • MINTWOOD
    • Complete as much of the staircase repairs as I can with the tools I have. Need to get access to a bandsaw for the curved sections.
    • Finish the odds and ends on 2-3.
  • DUNCAN
    • (repeat from last week) Although I think it is unlikely we’ll complete *everything* this week, we should be getting close. I want to get it paint ready in most of the rooms this week.
  • PEARL
    • Plan for the additional plumbing work.
    • Get the roof inspection scheduled.
