Corp Update
- Team Grey completed their April 2022 engagement at Mintwood. We’re grateful for their help sanding and painting (and for their patience with all the rest of it!)

Goals from Week of 18 April
- MINTWOOD
- Install sinks in master vanity. {done}
- Solve the tub part issue. Order part if needed. {done}
- Prep work for basement floor {paused}
- DUNCAN
- get working on the completion list {in progress}
- PEARL
- Plan for the additional plumbing work. {not started}
- Complete roof repairs. (includes: drip edge, dormer trim, soffit repair, and sealing leak at gutter seam. {not started}
Mintwood St
- Finish Work
- Installed the finish plumbing fixtures at the master bath sinks. We also sorted out the parts for the tub, and the plumber is scheduled to return on 26 April (after getting bumped from this week, again.)
- I ended up opening the wall on the 3rd floor after all. There was no blocking behind the spout rough in, so it was impossible to get the spout properly affixed. I installed blocking, then patched the wall. We have all of the compound on the wall now, and it is ready for paint again.
- I’ve started the process of repairing balusters on the stairs. It isn’t terribly complex, but it requires a bit of finesse with each one, so it’s a bit time consuming. They look great, though, so I’m excited about that.
- Painting: Mom and Diane did a lot of priming this week, and also sanding of the doors. They got through about half of the doors on the second floor.
Kathryn continues to do final touch up on some of the rooms, and will be painting the office shortly.
Executed the contract with the painter for the woodwork. He won’t start that until later in May. Meanwhile, Mom has been busy priming rooms on the 2nd floor. Kathryn also painted the WC room in the master, to make it easier to install the toilet. - Design: Kathryn is making solid progress on the various light fixtures for the hallways and upper bedrooms. Feels good to have this getting taken care of. Thanks, Love. We keep looking for the right pieces for the LR and DR
- Design board is available here, though we made some slight changes after this board was produced.
- We decided NOT to do the basement floor after all. There are just a lot of other things we want to get done first, and this would hold up progress. It means we’ll have to be careful when we do it later, but the priority is on getting done and moved in.
Pearl St.
- I didn’t receive a written report for the inspection, but I spoke with the plumber. Now I just need to find time to do the actual work.
We had our finish plumbing inspection, but did not pass. There are 4 updates to make. They aren’t difficult items, but need to be done before we can pass inspection.- Install double check valve at water meter.
- Remove spigot near water meter.
- Install expansion tank on HW heater.
- Install backflow preventer on outside hose bib.
- One again we weren’t able to make any progress on the roof this week due to inclement weather. While I am writing this (Monday morning) they have arrived and are getting to work.
Duncan St.
- Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
- Framing/ drywall: All compound and sanding work is complete.
- Kitchen: Countertop was installed this week, as was flooring.
- Bathroom: Flooring installed.
- Plumbing: Rough inspection passed on 7 March 2022.
- Painting: We executed the contract with the painter. They will start the first week in May.

- Complete the baluster repairs.
- Complete the tub installation.
- DUNCAN
- Although I think it is unlikely we’ll complete *everything* this week, we should be getting close. I want to get it paint ready in most of the rooms this week.
- PEARL
- Plan for the additional plumbing work.
