- MINTWOOD
- Priming and painting on the 2nd floor {underway – 75% complete}
- Complete the last of the trim work on 2nd floor {done}
- Plumbing corrections/ completion {underway – 75% complete}
- DUNCAN

- Get written report for plumbing inspection. Plan for the additional work. {partial – see below}
- Complete roof repairs. (includes: drip edge, dormer trim, soffit repair, and sealing leak at gutter seam {not started – weather}
Mintwood St
- Finish Work
- Ordered and received the bathroom hardware. A couple of items are on backorder until June/ July. Will install the received parts this week.
- Plumber came on Monday, 11 April. He corrected the third floor tub spout (did *not* need to open the wall). He also connected the humidifier in the basement and set the valve on the third floor (there’s no supply line from the humidifier to the valve on 3). We encountered a problem with the tub, and are trying to get the correct part to address that issue. He’ll need to come back once the part arrives.
I also received the Toto toilet for the master bathroom and installed it over the weekend. It is fully operational (bun warmer, warm water rinse, and air drying). - Balusters arrived, and Mom and Diane sanded all of them. They are ready for installation.
- Painting: Executed the contract with the painter for the woodwork. He won’t start that until later in May. Meanwhile, Mom has been busy priming rooms on the 2nd floor. Kathryn also painted the WC room in the master, to make it easier to install the toilet.
- Design: Kathryn is making solid progress on the various light fixtures for the hallways and upper bedrooms. Feels good to have this getting taken care of. Thanks, Love. We keep looking for the right pieces for the LR and DR
- Design board is available here, though we made some slight changes after this board was produced.
Pearl St.
- I didn’t receive a written report for the inspection, but I spoke with the plumber. Now I just need to find time to do the actual work.
We had our finish plumbing inspection, but did not pass. There are 4 updates to make. They aren’t difficult items, but need to be done before we can pass inspection.- Install double check valve at water meter.
- Remove spigot near water meter.
- Install expansion tank on HW heater.
- Install backflow preventer on outside hose bib.
- One again we weren’t able to make any progress on the roof this week due to inclement weather. Hoping to get it done this week.
Duncan St.
- Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
- Framing/ drywall: All compound and sanding work is complete.
- Kitchen: Almost had a hiccup with the counter, but they’ve agreed to correct the problem and installation is slated for this Thursday, April 21st.
- Bathroom: No changes this week.
- Plumbing: Rough inspection passed on 7 March 2022.
- Painting: We executed the contract with the painter. They will start the first week in May.

- Solve the tub part issue. Order part if needed.
