Big Picture: Where are we?
Mintwood, Office completed, incl. bathroom.
Duncan, Tile completed. Countertop measured. Moving into trim and clean up tasks.
Corp Update
- Team Grey is in the house (literally and metaphorically). We enjoyed a trip to Phipps Conservatory on Sunday.
Major Accomplishments
- The office, and the bathroom are complete. All trim work is done, and all plumbing fixtures are installed and operable. Bathroom is fully painted. Only work left is to prime and paint the office itself.
- Duncan St. shower was tiled. Kitchen countertop was also measured.
Goals from Week of 5 April
- MINTWOOD
- Continue with “punch-list” type items early in the week.Focus on 3rd floor and 2nd floor, incl. electrical and bathrooms. {in progress}
- Install vanity and toilet in executive washroom. {done}
- DUNCAN
- Tile bathroom. {done}
- Kitchen countertop measurement on Monday, 4 April. {done}
- PEARL
- Get written report for plumbing inspection. Plan for the additional work. {not done}
- Complete roof repairs. (includes: drip edge, dormer trim, soffit repair, and sealing leak at gutter seam. {not started – weather}
Mintwood St
- Finish Work
- New vanity for exec washroom arrived and was installed. Toilet was also installed, and the trim was completed. The room has been painted, and is complete save for towel bars and a shower door.
- I conferred with the folks making balusters and they have informed me that they were shipped out on Friday, 8 April. We expect to receive them this week.
- Plumber is confirmed for Monday, 11 April. He has three tasks: install master tub & faucets, correct the issue with the 3rd floor tub spout, and connect the humidifiers to the furnaces.
- Painting: I received bids from the painter for Mintwood. It had incorrect scope, so I’ve sent it back for revisions.
- We emptied out the basement and donated the doors and trim to a local charity, Construction Junction.
- Design: Kathryn is making solid progress on the various light fixtures for the hallways and upper bedrooms. Feels good to have this getting taken care of. Thanks, Love. We keep looking for the right pieces for the LR and DR
- Design board is available here, though we made some slight changes after this board was produced.
Pearl St.
- Still haven’t received the written report from the inspection. What I specifically need is the exact requirements for the double check valve. I understand all other items. I’m going to stop by the plumbing office on Monday to get a printed copy of the inspection.
We had our finish plumbing inspection, but did not pass. There are 4 updates to make. They aren’t difficult items, but need to be done before we can pass inspection.- Install double check valve at water meter.
- Remove spigot near water meter.
- Install expansion tank on HW heater.
- Install backflow preventer on outside hose bib.
- We weren’t able to make any progress on the roof this week due to inclement weather. Hoping to get it done this week.
Duncan St.
- Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
- Framing/ drywall: All compound and sanding work is complete.
- Kitchen: Countertop was measured on Monday, April 5. They’ve said it will be ~2 weeks for fabrication.
- Bathroom: The shower was tiled this week.
- Plumbing: Rough inspection passed on 7 March 2022.
- Painting: The painter provided a bid for Duncan street that is acceptable. We will be moving forward assuming the Mintwood bid comes back corrected.

- Priming and painting on the 2nd floor
- Complete the last of the trim work on 2nd floor
- Plumbing corrections/ completion
