Big Picture: Where are we?
Mintwood, 2nd floor trim largely complete. We’re doing some clean-up work before starting the master shower.
Duncan, Drywall work is done. Kitchen cabinets installed. Time for tile installation.

Corp Update

  • Mom and Diane arrive at the end of this coming week.
  • P&L for Q1 is complete. It will be distributed to shareholders this week.

Major Accomplishments

  • Although the office is completely trimmed, we couldn’t finish the bathroom because the vanity is too large. Details below.
  • Duncan St. kitchen cabinets have been installed and we are ready for countertop measurements this week.

Goals from Week of 28 Mar

  • MINTWOOD
    • Install the office baseboard. {done}
    • Finish stripping the windows in MBR + closet, sanded to 150+ grit. {done}
    • Stretch: install vanity and toilet in executive washroom. {not started}
  • DUNCAN
    • Tile bathroom. {not started}
    • Install kitchen cabinets. Be ready for measurement on Monday, 4 April. {done}
  • PEARL
    • Get written report for plumbing inspection. Plan for the additional work. {not received}
    • Complete roof repairs. (includes: drip edge, dormer trim, soffit repair, and sealing leak at gutter seam. {not started – weather}

Mintwood St

  • Finish Work
    • Since we finished the office windows last week, this week we knocked out the baseboard. The exec office looks great. Unfortunately, we realized that the toilet in the exec washroom was a bit tight for space. We returned the vanity (thank you HD for a liberal return policy) and ordered a replacement unit, which will arrive this week. We expect to install the vanity and toilet this week, as well as the remaining trim in the exec washroom.
    • Jaspar finished stripping and sanding the trim on the MBR and dressing room windows.
    • The delay in the exec washroom allowed Kathryn to squeeze in a bit more painting. All of the bathroom walls are completely painted. We will paint the trim before installing the vanity. The ceiling also needs to be painted.
    • Still no word on the balusters, which we expected to receive already. I’m not pressing them, though, due to the other work we still have going on.
    • In completing the 3rd floor bathroom, I found that the tub spout is 4 degrees out of square. This is a lot, and will need to be fixed (likely by Matt Mertz Plumbing, who did the rough-in.) This may require opening the wall in the front bedroom, then fix/ patch/ paint again. Two steps forward, one step back…
  • Painting: I met with Joe & Mike’s recommended painter. We reviewed both Mintwood and Duncan. At Mintwood, he was complimentary of the prep work we’ve done, as well as the overall quality of the build. I’ve asked him to provide a bid to paint all of the woodwork (casing, baseboards, stairs, and doors). He seems pretty flexible in how we engage, which is a plus to me.
  • Design:   Kathryn is making solid progress on the various light fixtures for the hallways and upper bedrooms. Feels good to have this getting taken care of. Thanks, Love. We keep looking for the right pieces for the LR and DR
  • Design board is available here, though we made some slight changes after this board was produced.

Pearl St.

  • Still haven’t received the written report from the inspection. What I specifically need is the exact requirements for the double check valve. I understand all other items. I’ve reached out to the inspector again to try to get a copy.
    We had our finish plumbing inspection, but did not pass. There are 4 updates to make. They aren’t difficult items, but need to be done before we can pass inspection.
    • Install double check valve at water meter.
    • Remove spigot near water meter.
    • Install expansion tank on HW heater.
    • Install backflow preventer on outside hose bib.
  • We weren’t able to make any progress on the roof this week due to inclement weather. Hoping to get it done this week.

Duncan St.

  • Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
  • Framing/ drywall: All compound and sanding work is complete.
  • Kitchen: A&M Construction got all of the kitchen cabinet bases (and most of the uppers) installed this week. We are ready for a countertop measurement on Monday, April 5th. We did have a bit of an issue with the plaster around the dishwasher area, but we’ll sort it out.
  • Bathroom: No significant work on the bathroom this week, though the replacement vanity arrived. We expect to start tile work this week. Estimating 2-3 days for the shower.
  • Plumbing: Rough inspection passed on 7 March 2022.
  • Painting: The painter reviewed Duncan St. this week. We expect to receive an estimate next weekend.
  • Other: Site trash was removed this week, so we no longer have a rubbish pile on the back patio. The down side of this is that any remaining debris will need to be disposed of separately.

Goals for Week of 5 April

  • MINTWOOD
    • Continue with “punch-list” type items early in the week.Focus on 3rd floor and 2nd floor, incl. electrical and bathrooms.
    • Install vanity and toilet in executive washroom.
  • DUNCAN
    • Tile bathroom.
    • Kitchen countertop measurement on Monday, 4 April.
  • PEARL
    • Get written report for plumbing inspection. Plan for the additional work.
