Big Picture: Where are we?
Mintwood, Office windows trimmed. Continuing to work trim on 2nd floor.
Duncan, Drywall work is wrapping up. Time for tile installation and cabinets.

- This week is quarter close. We will run P&L etc. this week.
Major Accomplishments
- All windows in the office and executive washroom are trimmed. Exec washroom also has enough paint that it’s OK to start installing fixtures.
- Drywall work is wrapping up at Duncan.
Goals from Week of 21 Mar
- MINTWOOD
- Complete the window trim. {done}
- Stretch goal 1: including the 2-part casing {done}
- Stretch goal 2: including the baseboard. {not started}
- Finish stripping the windows in MBR + closet. {75% complete}
- Complete the window trim. {done}
- DUNCAN
- Tile bathroom and kitchen. {not started – drywall instead}
- PEARL
- Schedule final plumbing inspection {done/ failed}
- Schedule roof repair. {scheduled}
Mintwood St
- Finish Work
- Installed all window jamb extensions and casing, including the 2-part stool (under the windows). I’m quite pleased with the results, and the room looks great.
- Kathryn got started on the painting in the executive washroom. She got enough done that we can install fixtures whenever we are ready. There’s still a bit of work on walls not affected by the toilet/ vanity. The ceiling also needs to be painted.
- Still no word on the balusters, which we expected to receive already. I’m not pressing them, though, due to the other work we still have going on.
- Jaspar continues to work on stripping the trim in the MBR. The two MBR windows are stripped and sanded to 60 grit. The dressing room is about 50% complete. He will complete the dressing room window rough sanding, and finish sand all 3 windows to 150 grit this week.
- Painting: Per note above, Kathryn painted the exec washroom. I’ve places a call with a painter recommended by Mike & Joe to discuss working on Mintwood.
- Design: Kathryn is making solid progress on the various light fixtures for the hallways and upper bedrooms. Feels good to have this getting taken care of. Thanks, Love. We keep looking for the right pieces for the LR and DR
- Design board is available here, though we made some slight changes after this board was produced.
Pearl St.
- We had our finish plumbing inspection, but did not pass. There are 4 updates to make. They aren’t difficult items, but need to be done before we can pass inspection.
- Install double check valve at water meter.
- Remove spigot near water meter.
- Install expansion tank on HW heater.
- Install backflow preventer on outside hose bib.
- Mark Webb stopped by and we reviewed the issues with the roof. Although he scheduled them for this coming Monday (28th) they showed up on Saturday to get started. That was not ideal due to weather and lack of communication (no English). Eventually we told them to stop and have rescheduled them back to this week, weather permitting. (It snowed this morning)
Duncan St.
- Electrical: {no change from 21 March} The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
- Framing/ drywall: Drywall work is complete. They are tidying up the last bits of compound & sanding. We will be installing tile and cabinets this week. We have an appointment for countertop measurements on 4 April.
- Plumbing: Rough inspection passed on 7 March 2022.
- Other: Jasper cleaned out the basement and fixed a couple of errant electrical wires. He removed the old shelving and also the c. 1968 fiberglass shower that was standing in the middle of the room. The basement looks 100% better than it did.





Goals for Week of 28 Mar
- MINTWOOD
- Install the office baseboard.
- Finish stripping the windows in MBR + closet, sanded to 150+ grit.
- Stretch: install vanity and toilet in executive washroom.
- DUNCAN
- Tile bathroom.
- Install kitchen cabinets. Be ready for measurement on Monday, 4 April.
- PEARL
- Get written report for plumbing inspection. Plan for the additional work.
- Complete roof repairs. (includes: drip edge, dormer trim, soffit repair, and sealing leak at gutter seam.
