Big Picture: Where are we?
Mintwood, Office bathroom grout is complete. Started trimming windows in the office.
Duncan, Rough electrical inspected and shower Kerdi is installed. Time to start closing walls.

Corp Update

  • Mom headed back home to recover after two weeks of really hard work. We are very grateful for her efforts.

Major Accomplishments

  • 2nd floor bathroom tile work is complete. Ready for fixture installation.
  • All rough-in inspections have passed and we are ready for wall closure at Duncan St.

Goals from Week of 14 Mar

  • MINTWOOD
    • Complete grout the 2nd floor office bathroom. {done}
    • Grout the laundry floor. {done}
    • Strip & sand both windows in MBR. {in progress}
    • Trim the office windows. {in progress}
  • DUNCAN
    • Get the electrical inspected. {done}
    • Start tile work in bathroom. {all prepped and ready to go}
  • PEARL
    • Either get a “go ahead” from the county, or discuss alternatives. {done!}
    • Schedule roof repair. {not done}

Mintwood St

  • Finish Work
    • Milled up the windows sills for the office. Started the process of the jamb extensions. The first window is the hardest (because it is not like the other 3 windows). That one is completed, and I’ll get working on the other three this week. Mom did a ton of priming of the raw lumber, so everything going into the window casing has at least one coat of primer, which helps manage moisture absorption. This is particularly important because the window sills are 12″ deep, so there’s a lot of potential for wood movement.
    • Grout work is completed in the executive washroom (formerly known as the office bathroom). The bathroom is now ready for fixture installation (vanity and toilet). Laundry grout is also complete.
    • Still no word on the balusters, which we expected to receive already. I’m not pressing them, though, due to the other work we still have going on.
    • Jaspar continues to work on stripping the trim in the MBR.
  • Painting: Mom painted and primed everything she could last week. Many thanks!!
  • Design:   Kathryn is making solid progress on the various light fixtures for the hallways and upper bedrooms. Feels good to have this getting taken care of. Thanks, Love. We keep looking for the right pieces for the LR and DR
  • Design board is available here, though we made some slight changes after this board was produced.

Pearl St.

  • We found the plumbing permit! The county folks located the original permit and inspection, so we don’t have to open the walls. On Friday, I stopped by the county health offices to meet with the plumbing department. (Plumbing is the only trade that is managed by the county, not the city). Since Pearl St. is officially our primary residence, I was about to “take over the permit”. On Monday, I’ll file for final inspection.
  • It turns out the roof inspection did NOT pass. Mark Webb is going back and forth with the inspector to rectify. My own roofing guy pointed out that there’s no drip edge on the side of the building, which definitely needs to be fixed. I’ll pick up the materials, and he’ll install them for me.

Duncan St.

  • Electrical: The rough-in electrical inspection was completed on Wednesday, March 16. We are now good to hang drywall.
  • Framing/ drywall: A&M has been doing what they can without the electrical inspection. They laminated new drywall on the ceiling in the front BR on the 2nd floor. The ceiling had some cracks that were going to be hard to repair, so this was the easiest way to address. They also rocked in the shower.
    We poured self-leveling cement under the shower pan and installed the pan on Wednesday. I applied Kerdi waterproofing on Friday, March 18th. Joe will begin tiling this week.
  • Plumbing: Rough inspection passed on 7 March 2022.
  • Cabinets have been assembled and are ready to install now that the inspections are done. We have to tile the wall first, though.
  • Exterior: My roofing fix-it guy was able to come out and repair the shingles on the dormers. We’re good as new.

Goals for Week of 21 Mar

  • MINTWOOD
    • Complete the window trim.
      Stretch goal 1: including the 2-part casing
      Stretch goal 2: including the baseboard.
    • Finish stripping the windows in MBR + closet.
  • DUNCAN
    • Tile bathroom and kitchen.
  • PEARL
    • Schedule final plumbing inspection
    • Schedule roof repair.
