Big Picture: Where are we?
Mintwood, Office bathroom tile is complete. We are working on grout, and various interior trim projects.
Duncan, Rough plumbing is inspected. Waiting on rough electrical inspection.
Corp Update
- Mom has been here all week, and we’re working her pretty hard. See below.
- Refinancing funds were received. We have paid down the Line of Credit at Morgan Stanley, and are task completed on this.
Major Accomplishments
- Mom has sanded all of the doors on the third floor. They look and feel great.
- 3rd floor trim is 98% complete- just need a couple of pieces from Paul Lumber for inside two closets and we will be 100% complete.
Goals from Week of 7 Mar
- MINTWOOD
- Complete tile and grout the 2nd floor office bathroom. {Tile complete. Grout 40% complete}
- Grout the laundry floor. {not started}
- DUNCAN
- Get the plumbing inspected. {Completed}
- Get electrical inspected. {not done}
- Pick up the cabinets. {done}
- PEARL
- Meet with county to discuss approaches to the permit issue. {email dialogue}
Mintwood St
- Finish Work
- The last door (3rd floor bathroom) arrived and was installed this week. All interior doors are now installed and cased. We have two closets on the 3rd floor that need interior case work, which is on order at Paul Lumber. Should arrive this week. All trim work on 3rd floor is complete except for the noted closet interiors. The stairwell will still need some work- there’s one section for which I’ll need to mill a custom piece. That will get done when I also do the 2nd floor stairs because the pieces are similar.
- Tile is 100% complete in the office bathroom. We’ve grouted two of the shower walls. Still remaining are the third wall, ceiling, and shower pan, and floor. Laundry is also ready for grout.
- No word on the balusters, which we expected to receive already. I’m not pressing them, though, due to the other work we still have going on.
- I’ve got Jaspar stripping the trim on the MBR windows. We decided that sanding wasn’t going to produce the desired result, so we’ve switched to a chemical stripper.
- Painting: Mom has primed the office bathroom and the laundry room. She’s going to do some more painting this week.
- Design: Kathryn is making solid progress on the various light fixtures for the hallways and upper bedrooms. Feels good to have this getting taken care of. Thanks, Love. We keep looking for the right pieces for the LR and DR
- Design board is available here, though we made some slight changes after this board was produced.
Pearl St.
- Regarding the plumbing permit: I spoke with the plumbing inspector for Pearl St. (who is the same guy to inspect Duncan). He believes he can find the permit in the system, so I’m waiting on his report on that. I emailed him on Friday as a follow-up. He seems to be taking a fairly common-sense approach to this, so I’m optimistic.
- The roof inspection passed, and then ironically, the facia tore off the front of the house. I’m going to bring in my “fix-it” guy to handle it, since I have little/ no confidence in Mark Webb.
Duncan St.
- Framing/ drywall: A&M is waiting on the electrical inspection before they can close up the walls. They’re working on floating out walls for tile in the meantime.
- Electrical: We had a series of “no starts” on the electrical permit. It was finally issued on Friday, March 11. In theory we can have an inspection as soon as Monday.
- Plumbing: Rough inspection passed on 7 March 2022.
- Cabinets arrived this week. A&M picked them up and have started assembly.
- Exterior: Decided that we need to reshingle the sides of the dormers. The shingles are falling off (only place the shingles aren’t holding up well). Also targeting this for my roofing “fit-it” guy






Goals for Week of 14 Mar
- MINTWOOD
- Complete grout the 2nd floor office bathroom and laundry.
- Grout the laundry floor.
- Strip & sand both windows in MBR.
- Trim the office windows.
- DUNCAN
- Get the electrical inspected.
- Start tile work in bathroom.
- PEARL
- Either get a “go ahead” from the county, or discuss alternatives.
- Schedule roof repair.
