Big Picture: Where are we?
Mintwood, We’re nearly done with tile in the office bathroom, and continue to work on trim.
Duncan, Rough plumbing and electrical are complete. Ready for inspections.
Corp Update
- Mom arrived on Friday and we’ve already put her to work.
- Refinancing is closed, but we haven’t received our funds due to an error by the notary (who apparently is unfamiliar with the layout of a common bank check.)
Major Accomplishments
- Duncan St. rough plumbing and rough electrical are complete. We’re trying to line up inspections for Monday, but seem to be having problems with the electrical permit.
- Stairs are completely sanded at Mintwood. Big item to check off the list.
Goals from Week of 28 Feb
- MINTWOOD
- Case the remaining bifold doors (DJS) and have the apprentices case the insides of a couple of closets. {100% complete}
- Complete the office shower tile. {95% complete}
- DUNCAN
- Complete rough plumbing. {100% complete}
- Get inspection for rough electrical. {not complete – see below}
- PEARL
- Meet with county to discuss approaches to the permit issue. {not complete – see below}
Mintwood St
- Finish Work
- All bi-fold doors were cased this week. All swinging doors are also cased, except for the 3rd floor bathroom. That door is scheduled to arrive on Tuesday, which would be the last swinging door installation. Isaac has been working on trim inside the closets.
- Jaspar has been busy with tile. Laundry tile is set. 2nd floor office bath – tile is 98% complete. We have just the shower threshold to do, and then apply grout.
- I completed wiring and testing of the radiant floor heating in the master bathroom. Everything works, which is very exciting.
- We expect to receive the balusters early in March. We’ll need to do some work to get them installed, but it will be very worthwhile to get the stairs looking ship-shape.
- Painting: {no change since 28 Feb 2022} Per the note last week, James Armstead has passed away. We haven’t yet decided what we’ll do about completing the painting. For the time being, we’re going to focus on touching up some of the 3rd floor drywall that was repaired, and also painting a few pieces of 3rd floor trim that were installed without finish paint. Then if we elect to hire a new painting crew, they’ll be bidding on the 1st and 2nd floor only.
- Design: Kathryn is making solid progress on the various light fixtures for the hallways and upper bedrooms. Feels good to have this getting taken care of. Thanks, Love. We keep looking for the right pieces for the LR and DR
- Design board is available here, though we made some slight changes after this board was produced.
Pearl St.
- I’m still working on the plumbing permit closure. I have collected all of the photos from the build process, and am planning to visit the county plumbing office. First, though, I want to get the permit number from Mark Uhauss. Hoping to get that this week.
Duncan St.
- Framing/ drywall: A&M has begun framing and drywall, and prep for tile.
- Electrical: The rough electrical is complete. Rich has been encountering issues getting the permit finalized, so that is holding up the inspection. I was able to salvage 4 circuits from the existing panel, which is good because the existing panel is full.
- Plumbing:
- The rough plumbing is complete. I used a plumber who worked on another house on Mintwood. It went reasonably well- one miscommunication, which we eventually ironed out. Rough inspection should be 7 March 2022.
- Cabinets are due this week.

- MINTWOOD
- Complete tile and ground the 2nd floor office bathroom.
- Grout the laundry floor.
- DUNCAN
- Get the plumbing inspected plumbing inspected.
- Pick up the cabinets.
- PEARL
- Meet with county to discuss approaches to the permit issue.
