Big Picture: Where are we?
Mintwood, Slower progress inside this week. Finished trim in the master vestibule and working on other trim. Splitting time with Duncan St to get the crew going there.
Duncan, Demo complete, Sewer line replaced, and framing complete.
Corp Update
- Mom is scheduled to visit starting at the beginning of March.
- We will close on the refinance this week to consolidate all of the mortgages into a single loan.
Major Accomplishments
- Duncan St. sewer replacement is complete. This issue was identified pre-purchase, and was a planned activity.
- Stairs are completely sanded at Mintwood. Big item to check off the list.
Goals from Week of 21 Feb
- MINTWOOD
- Install the bifold doors. {in progress}
- Continue trim work on 2nd floor. Primary goal is to complete the casing of the swinging doors. Stretch goal is to complete the baseboard work in the office. {casing of swinging doors is complete. no work on baseboard in office yet}
- DUNCAN
- Complete rough electrical and rough plumbing. {rough electrical is 95% done. plumbing not started}
- PEARL
- Take over plumbing permit and schedule inspection. {problem. see below}
Mintwood St
- Finish Work
- The stairs are *DONE*. All sanding is complete.
- All swinging doors from Baird Brothers have been installed and cased (save for the missing bathroom door on 3rd floor). The bi-folds in the 3rd floor BR and 2nd floor office are installed. When installing the WC bi-fold, I found that the jamb was > 5/8″ out of plumb. No one to blame except myself for that. So I had to take off the casework, re-install the jambs, and re-install the bi-fold. It’s ready for casework again. The only remaining bi-fold is the laundry, but that won’t be done until we’re done installing the laundry tile.
- Trim work in the vestibule is now complete. Kathryn has been filling nail holes and sanding, which is a key step towards painting. I haven’t started in the office yet. We will likely focus on finishing the tile work first, then circle back to trim the baseboards and the windows in the office.
- We expect to receive the balusters early in March. We’ll need to do some work to get them installed, but it will be very worthwhile to get the stairs looking ship-shape.
- Painting: Per the note last week, James Armstead has passed away. We haven’t yet decided what we’ll do about completing the painting. For the time being, we’re going to focus on touching up some of the 3rd floor drywall that was repaired, and also painting a few pieces of 3rd floor trim that were installed without finish paint. Then if we elect to hire a new painting crew, they’ll be bidding on the 1st and 2nd floor only.
- Design: Kathryn is making solid progress on the various light fixtures for the hallways and upper bedrooms. Feels good to have this getting taken care of. Thanks, Love. We keep looking for the right pieces for the LR and DR
- Design board is available here, though we made some slight changes after this board was produced.




Pearl St.
- Electrical inspection is closed.
- I visited the county plumbing office to take over the permit. They are unable to locate the permit that the previous plumber supposedly pulled. At the moment, they are saying that I’ll need to open the walls for them to do a rough plumbing inspection. I’m looking for less destructive ways to accomplish this inspection. Stay tuned.
Duncan St.
- Framing/ drywall: A&M has begun framing and drywall, and prep for tile.
- Electrical: The rough electrical is complete.
- Plumbing:
- Matt Mertz (who did the rough-in at Mintwood) was not able to get an estimator out this week, so I got a different plumber involved. He’ll be back out Tues-Wed this week to complete the rough-in work.
- McVay plumbing was on site Tuesday thru Friday. They dug up the old cast iron main inside the basement, and replaced the entire thing with PVC. This includes the house trap (which was inside the house perimeter.) They also lined the drain from the trap out to the sewer main in the street. Work was completed on time and in a satisfactory manner.
- Cabinets were ordered this week, for delivery around March 8. Prices are up >50% vs 2 years ago.


Goals for Week of 28 Feb
- MINTWOOD
- Case the remaining bifold doors (DJS) and have the apprentices case the insides of a couple of closets.
- Complete the office shower tile.
- DUNCAN
- Complete rough plumbing.
- Get inspection for rough electrical.
- PEARL
- Meet with county to discuss approaches to the permit issue.
