Big Picture: Where are we?
Inside, Hanging doors have all been installed. Only had one incorrect door, and they’re already producing the replacement. Bi-folds are next for installation. Third floor is *nearly* complete.
Outside, it’s been warm for a few days, but we’re getting more rain next week.
Corp Update
- Mom is scheduled to visit starting at the beginning of March.
- James Armstead (our painter) passed away last week.
Major Accomplishments
- Started work on Duncan St.
- Completed installation of hanging doors at Mintwood. Staircase also looks very good after 3 weeks of sanding.
Goals from Week of 14 Feb
- MINTWOOD
- Install the remaining 5 swinging doors. {4 of 5 done. 5th door was incorrectly sized by door company.}
- Stretch goal: get the bifold doors also installed. {not started}
- Complete all sanding/stripping work on the stairs. {call it 95% done. We will do final touch up just before painting}
- DUNCAN
- Start demo work. Should be able to get it all stripped out in 3 days. {done}
- PEARL
- Complete Electrical Inspection {Done! Finally!}
Mintwood St
- Finish Work
- We’ve been busy installing the doors from Baird Brothers in Ohio. As previously reported, quality is very good. Ann hanging doors are complete (minus the 3rd floor bathroom). Bi-folds will be this week.
- I’ve been working on trim now that the doors are installed. The third floor is done, minus the trim by the bathroom door. There’s a bit of touch up paint, but the 3rd floor is 98% complete at this point. I’ve shifted operations down to the 1st and 2nd floor. I should be able to do the casing on the second floor this week, and hopefully work on the baseboards in the office and hallway.
- We expect to receive the balusters early in March. We’ll need to do some work to get them installed, but it will be very worthwhile to get the stairs looking ship-shape.
- Tile work on the second floor office bathroom is still on hold as we focus on carpentry. We have the Schluter pieces we need, so when we get time, we’ll resume the tile work. The vanity also arrived for the office bathroom, so we are in good shape to complete that work.
- Painting: I received a text from James Armstead’s ex wife informing me that he’d passed away. James was a good guy, and I enjoyed working with him. For the moment, Kathryn will take over some touch-up paint on the third floor, while I contemplate our strategy for painting the remainder of the building.
- Design: Kathryn is making solid progress on the various light fixtures for the hallways and upper bedrooms. Feels good to have this getting taken care of. Thanks, Love. We keep looking for the right pieces for the LR and DR
- Design board is available here, though we made some slight changes after this board was produced.
Pearl St.
- We finally completed the electrical inspection!
- Since the plumber passed away, I’ll need to go to the county offices and take over the plumbing permit to get a final inspection for that.
Duncan St.
- Demolition has been completed. We had a quick consult with our in-house architect (Thank you, Tony!) and determined it is OK to remove the wall between the kitchen and the dining room.
- This week, we’ll start rough electrical and a couple of minor plumbing items. We also have plumbers lined up to arrive 23 Feb-25 Feb to replace the main sewer line in the basement. This was a significant issue found during pre-purchase inspection.
- Cabinets have been designed and order will be completed this week. Prices are up >50% vs 2 years ago.
Goals for Week of 21 Feb
- MINTWOOD
- Install the bifold doors.
- Continue trim work on 2nd floor. Primary goal is to complete the casing of the swinging doors. Stretch goal is to complete the baseboard work in the office.
- DUNCAN
- Complete rough electrical and rough plumbing.
- PEARL
- Take over plumbing permit and schedule inspection.
