Big Picture: Where are we?
Inside, Doors arrived, so we are focusing on getting them installed. The team is also working to complete the sanding the stairs
Outside, Still cold.

Corp Update

  • We hired a second employee effective Feb 1st. More hands, so hopefully this helps speed up some of the work on the stairs and other parts of the project.
  • We completed the purchase of Duncan St. For simplicity, we purchased it using funds from the line of credit. We will pay that off when we complete the refinance of Orange Ave. (scheduled for early April).
  • Last weekend I visited Dad and Susan in Denver, so we were closed Fri-Mon inclusive. That’s also why there was no status report last week.

Major Accomplishments

  • Closed on Duncan St. We now own 5 properties!
  • Took delivery of interior doors for Mintwood St.

Goals for Week of 31 Jan

  • Complete stairwells – stripping and sanding {not yet complete}
  • Complete casing for all 6 opening {not yet complete}

Mintwood St

  • Finish Work
    • Trim carpentry is a big focus right now. Last week I got working on the casing around the framed openings. I completed both sides of the main archway in the master bedroom, and one side of the LR entrance. I also completed the baseboard and base cap in the master bedroom (but not the closet).
    • The doors arrived from Baird Brothers in Ohio. Quality seems very good. There was one mistake in what was delivered (vs. what was ordered), but Baird is already working on a replacement door. We have already installed 5 of the swinging doors and 1 set of bifolds. We expect to install the remaining 4 swinging doors this week. Stretch goal is to also get the remaining 4 sets of bifolds in place. That would mean we’d focus the following week on door casing and baseboards.
    • We expect to receive the balusters early in March. We’ll need to do some work to get them installed, but it will be very worthwhile to get the stairs looking ship-shape.
    • Tile work on the second floor bathroom is still on hold as we focus on carpentry. We have the Schluter pieces we need, so when we get time, we’ll resume the tile work. The vanity also arrived for the office bathroom, so we are in good shape to complete that work.
  • Painting: {no change from Jan 31st} We put the painting on “pause” for a few weeks. It was just too hard shuffling trim every day so that James could paint, but also trying not to make so much dust that end up all over whatever he was painting.
  • Design:   Kathryn is making solid progress on the various light fixtures for the hallways and upper bedrooms. Feels good to have this getting taken care of. Thanks, Love. We keep looking for the right pieces for the LR and DR
  • Design board is available here, though we made some slight changes after this board was produced.

Pearl St.

  • Finally we have some daylight on the inspection. We are hoping to get the electrical at Pearl St. inspected on Monday, Feb 14th.

Duncan St.

  • We closed escrow on Friday, so we officially own 5236 Duncan St. (Zillow hyperlink) We will be outsourcing a fair bit of this work so that we are ready to rent in May/ June. A&M Construction has been retained to do most of the work. They start on Wednesday, 16 Feb. We will be replacing the kitchen and the bathroom.
  • We also have plumbers lined up to arrive 23 Feb-25 Feb to replace the main sewer line in the basement. This was a significant issue found during pre-purchase inspection.
  • I need to get the cabinets ordered and design work done ASAP to keep up with this project.

Goals for Week of 31 Jan

  • MINTWOOD
    • Install the remaining 5 swinging doors.
    • Stretch goal: get the bifold doors also installed.
    • Complete all sanding/stripping work on the stairs.
  • DUNCAN
    • Start demo work. Should be able to get it all stripped out in 3 days.
  • PEARL
    • Complete Electrical Inspection
