Big Picture: Where are we?
Inside, Focus has been on third floor tile. We also managed to get marble for the master bathroom window sill and jambs.
Outside, it’s too cold to do much other than keep it clean.

Goals for Week of 20 Dec

  • Progress on master bath. A “good” outcome would be most trim installed (except pieces by the doorways). {partial}
  • Complete 100% of plugs in building and 100% of light switches. Begin work on disk lights. Goal is to install disk lights in all of 3rd floor and 2nd floor hallway. {95% of plugs, 50% of switches}

Accomplishments

  • Solved the master bathroom window dilema. Sourced some marble (at a very reasonable price) to line all jambs and sill.
  • Began tile work on third floor bathroom. Tub is about 70% complete.
  • Disc light installation continues, but is slow to correct a few errant holes

Corp Update

  • We have placed an offer on a new property in Upper Lawrenceville. The offer has been accepted, and we’re now doing inspections. As a side note, the property we bid on Howley Street recently sold — for exactly what we’d offered. I guess they just realized that was what it was worth, and not more.
  • We worked through most of Christmas break. Expect to work this full week, but will be off for New Years day.

Mintwood St

  • Demolition:  Work is complete.  See blog post
  • Roofing. {no changes from 4 Oct. Roofing is complete}
  • Carpenters { No change since 13 Sept }
  • Windows: (no change since May 16)
  • Insulation Insulated the basement rim joist this week. It has made the basement noticeably warmer.
  • HVAC {no change from Dec 6} Third floor furnace has been connected and is running. Need to get the plumbers to connect the humidifier on at least the basement furnace (not sure if they connected the 3rd floor unit).
  • Plumbers:  Installed a laundry sink in the basement so that we have access to “hot” water to clean up each day. Unfortunately, the heater seems to stall at “tepid”. While this is better than the 38 deg water we’ve been using, clearly it is an issue we will need to solve.
  • Electrical: Progress continues slowly on the disc light installation. All disk lights are installed in the kitchen. Dining room is 3 of 4 complete, but one hold is being patched/ relocated because it was several inches out of alignment. This work has been mostly for the apprentice. He’s methodical, but not yet highly efficient. As time goes on, I expect that he’ll improve.
    Still need to solve the short in the master bedroom. I suspect there’s a staple through two stacked pieces of romex and they’re shorting out. Kitchen has all plugs in place. There’s one phantom wire in the island. Will call the electrician again tomorrow to try to schedule time.
  • Masonry {no change from 1 Nov} Glen came and worked with the plaster guys to remove the mantle in the dining room. Kathryn has done an amazing job of cleaning it (photo above). We will aim to reinstall on Nov 8th.
  • Plaster:  {no change from Dec 6} Per notes above, the plaster & drywall work is complete. All equipment is out of the building.
  • Painting: Painting work is progressing. James worked a couple of days this week tidying up finer points. 3rd floor is done. Master bath is nearly complete.
  • Finish Work
    • Replacement was ordered for the fridge return. There’s a delivery scheduled for Jan 3, but not clear if that is the blind corner unit, or the fridge return.
    • Found a fabricator to make a marble sill and jambs for the window in the master shower. Cost was very reasonable, as they were able to fabricate out of remnants. Completed the work in just a few hours too, which was great. The sill is installed, and we’ll install the jambs later this week.
    • Interior door designs are complete, and we just need to sign off Monday to get into production.
    • Kathryn is investigating flooring options – reviewing hardwood choices for the first floor, and carpet for the second and third floor.
    • Proposal came in from Chris (RetiredWoodworker) for a fireplace mantle in the 3rd floor bedroom. It was a good bit more than I expected, so we may do this in house instead.
  • Design:   No progress this week on lighting fixtures for the LR and DR
    Design board is available here, though we made some slight changes after this board was produced.

Next Steps

  • Time permitting this week, we’ll start to distribute some of the trim to the various floors.
  • Complete tile work on third floor.

Pearl St.

  • Still need to close out electrical inspection. Feels like this won’t get done until Mintwood is also done. Getting Rich to put it on the schedule is tough.

Next Steps  

  • Paint door to Zoe’s room.
  • Finalize electrical inspection, close building permit.

Goals for Week of 27 Dec

  • Complete all tile work on third floor. THere’s about 30% left on the shower, and then the floor. It’s doable with some fairly full days.
  • Continue plug and light switches as practical.
  • Stretch: start stocking trim to various floors.
