Big Picture: Where are we?
Inside, Plaster/drywall finishing work on 2nd and 3rd floors is complete. First floor only has the staircase remaining. Tile is down in master bathroom
Outside, it’s too cold to do much other than keep it clean.
Goals from Week of Nov 15
- Finish all drywall/plaster work. {98% complete}
- Install the mantle in DR {100% complete}
- Get started on tile work on second floor and schedule tub installation. {90% complete}
Accomplishments
- Mantle was reinstalled in the dining room. The team also put new drywall across the ceilings in the LR and DR, rather than reskim the entire ceiling. Mud and tape is complete. Only thing left is to skim the common wall in the stairwell.
- I laid the tile in the master bathroom. Process took quite a while, but the result seems acceptable.
Corp Update
- Mom departed back to Seattle. We’ll miss her hard work, and her fun presence. Hoping we didn’t scare her away. 🙂
- Still waiting to hear from SWIF about the audit result.
- New windows for Queensberry Circle project are due Dec 6-8, which is pretty much the same as the closing date. Timing will be tight.
- Chris Kolstad is scheduled to be here Dec 2-8. We plan to focus on the cabinet installation in the kitchen (a good two-person job)
- We will be mostly shut down for thanksgiving week, so there won’t be a status report next Monday.
Mintwood St
- Demolition: Work is complete. See blog post
- Roofing. {no changes from 4 Oct. Roofing is complete}
- Carpenters { No change since 13 Sept }
- Windows: (no change since May 16)
- Insulation {No change from 4 Oct. }
- HVAC Third floor furnace connection still hasn’t happened yet. First furnace (in the basement) is keeping the house comfortably at 64 deg, which has been sufficient to keep the building at a reasonable temp.
- Plumbers: {No change from Aug 30}
- Electrical: {no change from 1 Nov} Panel is fully stocked with breakers and we have juice throughout the building. We’ve installed temp lights in most of the rooms, and have outlets in the bedrooms, so we have reasonable access to power throughout the building.
- Masonry {no change from 1 Nov} Glen came and worked with the plaster guys to remove the mantle in the dining room. Kathryn has done an amazing job of cleaning it (photo above). We will aim to reinstall on Nov 8th.
- Plaster: Per notes above, the plaster & drywall work is nearly complete. They have one more wall to skim, and then they’ll wrap up. They also removed/ reinstalled the fireplace in the dining room, which was coming loose as the plaster there was failing. it looks fantastic now. They’ve begun moving equipment out of the building as part of the wrap-up.
- Painting: Mom started priming the walls on the third floor. I’m having James come in and bid painting the interior. We are likely to take a “per room” strategy, rather than lock him in for the entire job.
- Finish Work
- Millwork is done and primed. We will pick-up after Thanksgiving, so that we can clear out the plaster team.
- Ditra-Heat install in master bathroom is complete, and tile has been installed over top. We went with a 2″ carrara marble hex tile. Since it was only available in sheets of all white, we (read: Mom) cut out one tile form each sheet so we could lay in one black tile every 12″. Results look good so far. Only work remaining is to apply grout, which should happen after thanksgiving.
- Back doors are in the basement and ready when I have time to get to work on them. Most of the doors will require some level of woodworking before they’re ready for use.
- I also identified a shop to make custom doors if needed. Likely the case for the front door, and possibly a few interior doors as well. I will commit to them this week.
- We are likely to wait a while for flooring. The preference is to do flooring well after plaster is complete, and often even after painting is done. That would put us into January+
- Proposal came in from Chris (RetiredWoodworker) for a fireplace mantle in the 3rd floor bedroom. It was a good bit more than I expected, so we may do this in house instead.
- Design: Kitchen cabinets arrived this week. We’re missing a couple of pieces, but not too bad overall.
Design board is available here, though we made some slight changes after this board was produced.
Next Steps
- Grout master bathroom tile, then schedule the plumber to come set the tub.
- Start work on bathroom on third floor, which will be the priority.





Pearl St.
- Still need to close out electrical inspection. Feels like this won’t get done until Mintwood is also done. Getting Rich to put it on the schedule is tough.
