Status Report, 15 Nov 2021

Big Picture: Where are we?
Inside, Plaster/drywall finishing work on 2nd and 3rd floors is complete. They just have the 1st floor remaining. We’ve started priming the walls. Furnace on 3rd floor is installed, but not connected yet.
Outside, Just lots of cleanup outside. Back yard is tidy, and so is the front.

Goals from Week of Nov 8

  • Finish most of the drywall/plaster work.
  • Get started on tile work on second/ third floors.
  • Install the mantle in DR

Accomplishments

  • Finishing team has wrapped up on 2nd and 3rd floors. We had them also tackle the removal/ repair of the mantle in the dining room. Installation subframe is complete, and final install will happen this week.

Corp Update

  • Mom arrived Sunday, Nov 7th. She’s been busy with many fun tasks!
  • Still waiting to hear from SWIF about the audit result.
  • New windows for Queensberry Circle project are due Dec 6-8, which is pretty much the same as the closing date. Timing will be tight.

Mintwood St

  • Demolition:  Work is complete.  See blog post
  • Roofing. {no changes from 4 Oct. Roofing is complete}
  • Carpenters { No change since 13 Sept }
  • Windows: (no change since May 16)
  • Insulation {No change from 4 Oct. }
  • HVAC Third floor furnace is installed, but needs gas connection and humidifier. Should get that wrapped up this week. First furnace (in the basement) is keeping the house comfortably at 64 deg, which is sufficient to dry the plaster correctly.
  • Plumbers:  {No change from Aug 30}
  • Electrical: {no change from 1 Nov} Panel is fully stocked with breakers and we have juice throughout the building. We’ve installed temp lights in most of the rooms, and have outlets in the bedrooms, so we have reasonable access to power throughout the building.
  • Masonry {no change from 1 Nov} Glen came and worked with the plaster guys to remove the mantle in the dining room. Kathryn has done an amazing job of cleaning it (photo above). We will aim to reinstall on Nov 8th.
  • Plaster:  Third big week of plaster & drywall finishing. Getting closer to the end, but they’re also making sure the results are good. Costs will be a bit higher than originally expected, but the results are definitely worth it.
  • Finish Work
    • Back doors are in the basement and ready when I have time to get to work on them. Most of the doors will require some level of woodworking before they’re ready for use.
    • Millwork is done and in the paint booth. It will actually be ready this week, but we’ve put off pick-up until after Thanksgiving, so that we can clear out the plaster team.
    • I’ve installed the Ditra-Heat in the master bathroom, including all wiring. We are ready to start putting down tile this week. We will install the tile in the Master Bath first, so that the tub can be put in. This is a gating item to completing the plaster work. Once that tile is set, I’ll get to work on the third floor bathroom.
    • Floor tile and tub arrived for master bath this week. Other materials are also arriving. This adds urgency to getting the plaster guys done, as we’re in need of places to store materials.
    • Mom primed the kitchen walls this week, which will help us with cabinet installations. She’s pulled out several pounds of drywall compound dust.
    • I also identified a shop to make custom doors if needed. Likely the case for the front door, and possibly a few interior doors as well. I will commit to them this week.
    • We are likely to wait a while for flooring. The preference is to do flooring well after plaster is complete, and often even after painting is done. That would put us into January+
    • Proposal came in from Chris (RetiredWoodworker) for a fireplace mantle in the 3rd floor bedroom. It was a good bit more than I expected, so we may do this in house instead.
  • Design:   Kitchen cabinets didn’t arrive as scheduled, but we were quite OK with bumping them to Monday, Nov 15.
    Design board is available here, though we made some slight changes after this board was produced.

Next Steps

  • Set floor tile in Master Bath. Then Grout, and schedule the plumber to come set the tub.
  • Mom will continue priming up on the third floor.

Pearl St.

  • Still need to close out electrical inspection. Feels like this won’t get done until Mintwood is also done. Getting Rich to put it on the schedule is tough.

Next Steps  

  • Paint door to Zoe’s room. (might have Mom do that this week)
  • Finalize electrical inspection, close building permit.

Goals for Week of 15 Nov

  • Finish all drywall/plaster work.
  • Install the mantle in DR
  • Get started on tile work on second floor and schedule tub installation.
