Big Picture: Where are we?
Inside, We have terminated our relationship with the previous drywall team. Work was not up to the standard I require, and he and his crew have COVID. We are seeking out a new team to work with. Meanwhile, doing clean-up inside.
Outside, No changes outside.
Goals from Week of Oct 18

Accomplishments
- Terminated drywall relationship and I think we’ve found a new team to take over.
- Reached out to SWIF for clarification on insurance premiums.
- Started finish electrical inside.
Corp Update
- Mom’s visit still on track for early November.
- I have been in California Oct 13-19, inclusive, which limits progress on site.
- No change from seller on the property we were trying to acquire. It remains on the market at the original asking price. We will monitor just to see what happens.
- New windows ordered for Queensberry Circle project. ETA is Dec 6-8, which is pretty much the same as the closing date. Timing will be tight.
Mintwood St
- Demolition: Work is complete. See blog post
- Roofing. {no changes from 4 Oct. Roofing is complete}
- Carpenters { No change since 13 Sept }
- Windows: (no change since May 16)
- Insulation {No change from 4 Oct. }
- HVAC Spoke with the HVAC company. They’ll set the furnace after the drywall is done.
- Plumbers: {No change from Aug 30}
- Electrical: Kathryn started installing electrical outlets this weekend. I think she installed ~25-30 outlets, so that’s good progress. The electrician will be back this week to install breakers in the panel, which will allow us to power up the lights.
- Masonry I’ve reached out to Glen to have him come look at the fireplace in the dining room. Hoping he’ll be able to come by this week, as that will be a gating item for the dining room plaster (along with getting the tub set in the master bathroom)
- Plaster: I’ve interviewed a new drywall crew. They did another house near Pearl St., and I’ve seen their work. The drywall work is solid, and the finishing work is also excellent. They aren’t super quick, but it’s a good result. They are actually willing to take on Mintwood, which is unusual- a lot of companies don’t like to mop up after someone else. I suspect this is going to be expensive, but it is what we need to do at this point. They’ll be working mostly at night, so we’re scrambling to get lighting in place for them. We talked about them working on specific floors, so that I can come in behind them and get to work on tile, etc. That will fit nicely with my other plans.
I also managed to get us through our screw inspection issue, so we are able to move forward on that front. without issues. It’s worth noting that there were several deficiencies that I had to clean up. - Finish Carpentry
- <no change>I have placed an order for millwork. Don’t have a firm date yet, but they’ve said previously that they’re running 4-6 weeks out, which is workable.
- I also identified a shop to make custom doors if needed. Likely the case for the front door, and possibly a few interior doors as well. I will commit to them this week.
- We are likely to wait a while for flooring. The preference is to do flooring well after plaster is complete, and often even after painting is done. That would put us into January+
- Proposal came in from Chris (RetiredWoodworker) for a fireplace mantle in the 3rd floor bedroom. It was a good bit more than I expected, so we may do this in house instead.
- Design: The kitchen cabinets were scheduled to arrive this week, but I put them off until Nov 8th.
Design board is available here, though we made some slight changes after this board was produced. - Other Spent most of this weekend cleaning out the basement. Built a lumber rack to hold the old trim that is worth keeping. Also built a platform for some shelves, so we can start storing items for upstairs. Swept it all up and hauled out a bunch of debris. It looks like a totally different space.
