Status Report, 30 August 2021

Big Picture: Where are we?
Inside, We failed an electrical inspection and didn’t get the HVAC inspection scheduled last week. We need to fix those before we can schedule the framing inspection we need before we can insulate.
Outside, Roofing work is complete, and only painting remains.

Goals from Week of Aug 16

  • Roofing work Completed. {delayed due to weather, complications}
  • Drop off doors for paint stripping. {not done}
  • Decide on replacement trim for Mintwood. {not done}

Accomplishments

  • Roof repairs completed on Friday, Aug 27. Painting not yet done.

Corp Update

  • Mom was out here for about 10 days.
  • All paperwork submitted to auditor for Workers Comp audit.

Mintwood St

  • Demolition:  Work is complete.  See blog post
  • Roofing. Work on the mansard roofs completed Aug 27th. Attention to detail was very good. The painter will start Monday. I expect it’ll take him a several days to do prep, priming, and painting. We’ve extended the scaffolds by a week to accommodate.
  • Carpenters Came out on Friday, Aug 27th to complete the soffit in the kitchen and get ready for inspection.
    I tried to schedule framing inspection, but the city canceled it because our electrical and HVAC are not signed off yet. (They won’t allow you to schedule in anticipation of those signatures- only once it is done.) (from June 6) Carpenters have finished the over-framing. After inspection of mechanicals, we’re ready for insulation and drywall.
  • Windows: (no change since May 16) Windows were installed this week on May 13-14. This actually included the odd sized window in the kitchen, which was good news.I haven’t inspected the final results yet, but will review on Monday.
  • Insulation Spray foam has been pushed back from Sept 2. We don’t have a new date set yet, but will work with them once we get closer to finishing the other work. Fiberglass insulation is similarly pushed out, but we don’t have a specific date either.
  • HVAC All ducts were routed the week of Aug 23rd. This includes the ducts for the exhaust fans and range hood. Inspection is scheduled for 1 Sept 2021. {No change from 26 July} HVAC is all tidy. We haven’t placed the furnaces yet, but we’re waiting to do that until we get the roof fixed. (We are having the HVAC guys run some ducts for the bathroom fans, and that won’t be possible until the roof is complete.)
  • Plumbers:  I have downloaded the completion certificate from the county website and submitted that to the City of Pgh as part of the “closing docs” for the framing inspection. {No change from July 19th} All interior rough plumbing is completed as of July 13th. Sewer line was completed on July 16th. Next conversation with a plumber will be after the master bath tile is completed and they can set the bathtub drain.
  • Electrical: We had an inspection on 23 Aug 2021, but did not pass. We need to add a couple of outlets and a porch light. It isn’t clear how the re-inspection will occur. The electrician made it sound like it would just require a quick phone call, so there’s no inspection requested on the web site. I’ve reached out to the inspector to confirm. Meanwhile, I need to chase the electrician because the additional work has not been completed.
    Reconnection of power to the building was scheduled for 26 Aug, but I’ve pushed that off. I have confirmed it with DLC for 7 Sept 2021.
  • Masonry Once again, Normandy Masonry came through for me again this week. The roofers pulled the fascia off the front of the building. Rob was able to come out and point the front of the house under the box gutter, so they could reattach the fascia.
  • Plaster:  We have pushed out the drywall to at least Sept 13th.
  • Finish Carpentry I dropped off 10 doors at Dip-n-Strip to have the paint removed. it’ll take at least 4 weeks to get completed, which is fine for our schedule.
    Next week, we need to get serious about finding replacement trim for the rest of the building.
  • Design:  II need to order two new kitchen cabinets to accommodate the way the ducts were routed into the kitchen. Order should be placed on Monday, 30 Aug. Design board is available here, though we made some slight changes after this board was produced.

Next Steps

  • Complete repainting of trim on front of house.
  • source trim for windows & doors.

Pearl St.

  • I’ve brought back a painter who worked on the house previously. He’s going to handle the porches (front and rear) so I don’t have to spend a lot of time thinking about paint.

  • Paint railing out front.
  • Paint rafter tails and door post on back porch
  • Paint door to Zoe’s room.
  • Finalize electrical inspection, close building permit.

Goals for Week of 30 Aug 2021

  • Painting Completed on Mintwood.
  • Source replacement trim for Mintwood.
  • Order replacement cabinets for Mintwood and start lining up flooring.
