Status Report, 16 August 2021

Big Picture: Where are we?
Inside, We’ve lined up most of the crews for final rough work after the roofing is done, but we may encounter some challenges on timing.
Outside, Roofing work is well underway. Rain has slowed progress, but the crew is diligent about getting as much done each day as the weather permits.

Goals from Week of Aug 9

  • Roofing work begins {yup}
  • Arrange paint stripping {done}
  • Clean bricks and various other tasks at Mintwood. Most important is to investigate replacement trim. {bricks done. trim investigation is underway}

Accomplishments

  • All exposed brick has been acid washed.
  • Roofing is well underway. Very pleased with the attention to detail so far.

Corp Update

  • Mom has arrived for a visit. Looking forward to spending time with her, and she can work as much as she’d like to. 🙂
  • General Contractor license renewal was granted this week. Done!
  • I *still* haven’t heard back about when my workers’ comp audit will be. Paperwork is all ready for them. All insurance (GL, WC) is in order for the 2021-22 year.

Mintwood St

  • Demolition:  Work is complete.  See blog post
  • Roofing. This is the big activity for the week. Work started Monday with tear-off. Crew seems happy with the scaffolds out front, but there was a miscommunication about the rear. I believe they said they would work from a cherry picker, they thought I was going to build a scaffold. Instead, they’ve set up a 40′ ladder by the dining room window and a 20′ on the roof of the second floor, and they’re using a pick to reach all the way across. Seems to be OK. The box gutter up front has been completely rebuilt, including some deteriorated supports on the very end. (see photos below). We also had an emergency brick repair to the parapet wall out front (thanks once again to Normandy Masonry). They have installed about 1/3 of the shingles out front. I expect they’ll finish that today, and the rear will be finished by Wednesday. They still need to paint the front trim as well, and the prep work for that will be important.
  • Carpenters Trying to line them up to return for just a bit more soffit work and inspection. We need to have this done before we can insulate. We (from June 6) Carpenters have finished the over-framing. After inspection of mechanicals, we’re ready for insulation and drywall.
  • Windows: (no change since May 16) Windows were installed this week on May 13-14. This actually included the odd sized window in the kitchen, which was good news.I haven’t inspected the final results yet, but will review on Monday.
  • Insulation Spray foam is scheduled for Sept 2, which may get a little tight. Working on resolving that this week. I also need to get the fiberglass insulation on the schedule.
  • HVAC I expect these guys back this week to route ducts for the bathroom fans and range hood. {No change from 26 July} HVAC is all tidy. We haven’t placed the furnaces yet, but we’re waiting to do that until we get the roof fixed. (We are having the HVAC guys run some ducts for the bathroom fans, and that won’t be possible until the roof is complete.)
  • Plumbers:   {No change from July 19th} All interior rough plumbing is completed as of July 13th. Sewer line was completed on July 16th. Next conversation with a plumber will be after the master bath tile is completed and they can set the bathtub drain.
  • Electrical: These guys are set to return Aug 18-19 to install the exhaust fans and get the electrical service turned on and inspected. However, we’re not going to be able to reattach service Aug 19 bc the scaffold ing won’t be down yet. I’ll need to speak with Rich and ensure we can do everything else except connect the service. I need to reschedule DLC from Aug 19 to some time next week or later.
  • Masonry Normandy Masonry came through for me again this week. When the roofers pulled apart the box cutter, it was clear we had a small masonry problem on the parapet wall out front. Glen got Rob out on site the next morning, and Rob worked with the roofers to repair it and make it literally better than new.
    On a lower priority, I’ve acid washed all of the walls inside the building and it looks really good.
  • Plaster:  We have executed a contract with Lamont Drywall, and let them know that we are planning for them shortly after labor day.
  • Finish Carpentry I spoke with the paint stripping place and confirmed that they are ready for us to drop off doors. They also charge about $10-12/ foot for the baseboard. We may find it is more cost-effective to replace the baseboard vs. strip it. While mom is here, we’ll deliver the doors at least.
  • Design:  I spent some time looking at trim this week. If we want a 100% match, it’s going to be custom, and there seems to be a significant lead time on that. I may match the trim on the first floor, and opt for something “close” on 2-3.
    No resolution on the cabinet scheduling. It’s going in the bucket of a risk I’ll accept for now, but I won’t work with those guys again. Design board is available here, though we made some slight changes after this board was produced.

Next Steps

  • Complete roofing work and paint front trim
  • Deliver doors to paint stripper.
  • Clean out the basement & level the floor as best we can.

Pearl St.

  • Started stripping the paint off the front railing. Mom’s going to prime and paint it this week. Like everything else here, there were a lot of layers of paint. Yuck.

Next Steps  

  • Paint railing out front.
  • Paint rafter tails and door post on back porch
  • Paint door to Zoe’s room.
  • Finalize electrical inspection, close building permit.
