Status Report, 9 August 2021

Big Picture: Where are we?
Inside, Drywall and insulation contracts are executed. We’re lining everyone up to complete rough-in inspections the week of Aug 16
Outside, Roofing work did not start on Mon, Aug 2- but I’ve been reassured that they will be out Monday, Aug 9th.

Goals from Week of June26

  • Finalize sheetrock and insulation contracts {done}
  • Roofing work begins {not started. Will start Aug 9th}
  • Arrange paint stripping {Vendor selected. Basically, they’re ready for me to drop off material.}

Accomplishments

  • All contracts executed for insulation and drywall.
  • Finished a bunch of punch-list stuff at Pearl St.

Corp Update

  • We are excited for a visit from Team Grey Leader (mom) August 13th-26th.
  • Application to renewal contractor license has been submitted.
  • I haven’t heard back about when my workers’ comp audit will be. Paperwork is all ready for them. All insurance (GL, WC) is in order for the 2021-22 year.

Mintwood St

  • Demolition:  Work is complete.  See blog post
  • Roofing. The scaffolds were built on Sunday, Aug 1st, but the roofers did not come to start work on August 2. I spoke with them, and they’ve confirmed that they will be here Aug 9th. They estimate 7-8 working days to complete the project.
  • Carpenters (no change from June 6) Carpenters have finished the over-framing. After inspection of mechanicals, we’re ready for insulation and drywall.
  • Windows: (no change since May 16) Windows were installed this week on May 13-14. This actually included the odd sized window in the kitchen, which was good news.I haven’t inspected the final results yet, but will review on Monday.
  • Insulation Both insulation contracts are executed. I’ll need to work with them to nail down dates, but they are roughly on board with the intended timing.
  • HVAC They will come back the week of Aug 16 to install the vent routing for the bathroom fans and range hood. {No change from 26 July} HVAC is all tidy. We haven’t placed the furnaces yet, but we’re waiting to do that until we get the roof fixed. (We are having the HVAC guys run some ducts for the bathroom fans, and that won’t be possible until the roof is complete.)
  • Plumbers:   {No change from July 19th} All interior rough plumbing is completed as of July 13th. Sewer line was completed on July 16th. Next conversation with a plumber will be after the master bath tile is completed and they can set the bathtub drain.
  • Electrical: Confirmed with Rich this week that they’ll come back Aug 18-19 to install the exhaust fans and get the electrical service turned on and inspected. I also confirmed with DLC that they’ll re-attach the service line on Aug 19th. The only open question is the location of the electric meter. I’d like to move it around the corner of the house if possible. ideally, we’d have the survey completed to do that.
  • Masonry (completed week of 12 July) Rob completed all of the masonry work. All of the fireplaces and exposed brick has been repointed. He also punched through the back wall for the powder room and the range hood exhaust. However, after careful consideration, we decided NOT to penetrate the side wall. The masonry is tricky, and there isn’t much in the way of working space. Instead, we’re going to route them out through the rear mansard. This will require the return of the HVAC team and the electricians, but it’ll work out reasonably well.
  • Plaster:  We have executed a contract with Lamont Drywall, and let them know that we are planning for them shortly after labor day.
  • Finish Carpentry I spoke with the paint stripping place and confirmed that they are ready for us to drop off doors. They also charge about $10-12/ foot for the baseboard. We may find it is more cost-effective to replace the baseboard vs. strip it. While mom is here, we’ll deliver the doors at least.
  • Design:  There was some back-and-forth with the kitchen cabinet place this week. They basically want a free pass if the cabinets are late, even though I’d put that as a contract condition before we signed. Given the current scheduled delivery, it shouldn’t be a problem, but we’ll have to wait and see. I also spent a chunk of the week selecting fixtures for other rooms, so we’re tracking pretty well there. Design board is available here, though we made some slight changes after this board was produced.

Next Steps

  • Start roofing work!
  • Contract and timing with a paint stripper.
  • Muriatic Acid to scrub the fireplaces to even out the brick.
  • Clean out the basement & level the floor as best we can.

Pearl St.

  • Installed Zoe’s door this week. The process went pretty smoothly, giving me reason to be optimistic about Mintwood door installation. I just need to make sure I get a good jig for Mintwood work.
Nothing fancy, except that there was just a trimmed opening here before.

Next Steps  

  • finalize electrical inspection, close building permit.

Goals for Week of 9 Aug 2021

  • Roofing work begins
  • Arrange paint stripping
  • Clean bricks and various other tasks at Mintwood. Most important is to investigate replacement trim.
