Goals for week of Mar 22
- Pearl St. Kitchen installation
- Continue to source roofing bids for Mintwood.
- Meet with mom to finalize the reconciliation entries in the books. Ideally get the tax data finalized this week too.
Accomplishments
- Major kitchen installation work completed at Pearl St. (Countertops, sink, disposal, dishwasher)
- Demolition completed at Mintwood.
Corp Update
- Mom will be coming to Pgh this week to work on the books with me. Doing it by phone was tough, and heck- I always enjoy seeing her.
- Orange Ave rental showings continue. We had 10 showings in the first week. A few of the prospective tenants were expecting a larger house. We’re adjusting the language in the Zillow listing so that it’s clear that this is 2 sleeping bedrooms and 1 (really nice) home office.
- Hatfield is rented out. We received 35+ inquiries. Ultimately, we made a decision to prioritize health care workers in light of COVID. At a practical level, this worked out very well. “Match Day” was Friday, and the listing was posted on Sunday, so we caught all of the new doctors who were accepted into residency at are hospitals. We signed a multi-year lease with the first folks who came to tour. Both are doing their residency at CHP. New lease starts May 7, so I’ll have a week to get it ready between tenants.
Mintwood St
- Demolition: Work is complete. Axel Demolition has been fantastic. They were meticulous throughout the process, with excellent communication and a solid view towards what will make life easier during the construction phase.
- Roofing. Still chasing roofing bids. Met virtually with a metal roofer, and in person with a slate specialist. We’re waiting on the bid from the slate/ composite specialist. There’s one more outfit I’m trying to get out to bid. The first bid we received was *really* high, and it turns out it is only the front of the building.
- Carpenters are set to start tomorrow, 3/29. Lumber was ordered, and will be delivered from Paul Lumber tomorrow morning. We’ll have a couple of extra hands around to help move lumber into the correct locations. Contract just arrived today. Nothing earth shattering, but a couple of minor tweaks.
- Insulation (no change since 3/14) Need to source insulation, as we will be insulating a lot of the exterior walls and all of the roof. Likely to be spray foam in the roof, and batts along the walls. Probably start sourcing after I’ve sorted out the roofing repair.
- HVAC (no change since 3/14) contract has been signed. They won’t be able to start until most of the framing is done on the interior. Likely ~second half of April.
- Plumbers: (no change since 3/14) Signed with Matt Mertz plumbing. They started high, but came in line once I told them what I was willing to pay.
- Plaster: (no change since 3/14) I have a fallback, but will be looking for better options.
Next Steps
- Framing starts tomorrow.
- Source a roofing repair
Pearl St.
- Kitchen work went well this week. The countertop was installed on Tuesday, March 23rd, including the sink. I then put in the faucet and roughed in the disposal and DW. Used Matt Mertz Plumbing (who will also be doing Mintwood) to finalize those installations. (reasonable price, and they were very prompt – worked me in on the Friday when I called). There’s some clean-up stuff, not quite “punch list small”, but pretty close. I’ll continue to work this as time allows.
- I need to get the upstairs railings installed to make the room safe for Mom this week.
Next Steps
This week:
- Back to wokring the Trello list. Priority to the upstairs railings, and then the dog gate.
