Goals from week of Mar 15
- Prep Pearl St. kitchen for countertop installation
- Continue to work on roof repair for Mintwood via phone calls.
Accomplishments
- Kitchen is ready for countertops. Inst All is 10am, Tuesday March 23.
- Continuing to schedule roofing inspections. Received first actual bid and setting up additional inspections for next week.
Corp Update
- Haven’t had a chance to close the loop much with Mom re: the books, except to know that she’s got nearly all of the reconciliation done. Ball is in my court to meet with her and finish that work.
- Spent a week in California with my wife. Focus was on getting the house there ready for rental. Posted it on Zillow (and on this site) and we’ve already had solid interest. Had the first showing within 8 hours of posting, and several more are scheduled for the next few days.
- Hatfield tenants also gave notice recently, so I’ve posted that one for lease as well. We’ve had overwhelming response to that one with more than a dozen applicants in the first 8 hours. I’m setting up tours for Wednesday evening this week. It’s a bit tricky working around an existing tenant, but they’ve been very flexible.
Mintwood St
- Demolition: Work is nearly complete. Mike has been great about communicating with me while I’ve been away. He definitely runs a high quality outfit. All three floors are basically stripped and they’re working the basement and tidy up now. They will eb done on time (this week) and we’ll be ready for carpentry next week. Demo team called me after the rains this week to make sure I knew about the leaks in the roof- they are non-trivial. Fortunately, once you’ve committed to fixing it, you don’t get stressed about that type of call.
- Roofing. I continue to chase roofing bids. There are a limited number of outfits that work with slate, which makes it harder to source a good roofer. Met with a second roofer before I left, and I have several follow-ups scheduled for the coming 10 days. First bid came in this week, but it’s really high. (full slate replacement, copper flashing, etc.). Need to discuss alternatives with them to bring the cost in line with budget. The power lines up front are also a concern for all crews. Looking to see what our options are there.
- Carpenters are set to start 3/29. Need to get a bill of materials from them so I can get an order in to Paul’s Lumber.
- Insulation (no change) Need to source insulation, as we will be insulating a lot of the exterior walls and all of the roof. Likely to be spray foam in the roof, and batts along the walls. Probably start sourcing after I’ve sorted out the roofing repair.
- HVAC (no change) contract has been signed. They won’t be able to start until most of the framing is done on the interior. Likely ~second half of April.
- Plumbers: (no change)Signed with Matt Mertz plumbing. They started high, but came in line once I told them what I was willing to pay.
- Plaster: (no change) I have a fallback, but will be looking for better options.
Next Steps
- Complete demolition.
- Source a roofing repair
- Order materials for framing
Pearl St.
- Kitchen is ready for countertop installation on Tuesday, March 23rd. This is one of the last remaining hurdles before full occupancy. Countertop installation includes the sink and faucet. I purchased a faucet from HD before I left, and of course they put one on special right after that. I ordered it, and hopefully I can pick it up tomorrow morning before the countertop team arrives. The new one has a sensor in it, so it is touchless. Not a huge thing, but another little “nice to have”.
- Once the countertop is in, I’ll have to install the garbage disposal and dishwasher. Those will take most of a day to get done. I’ve pre-installed the DW lines, but it’s never a simple “slide in” process. Same with the disposal- electrical is in, and I’m ready to go, but the plumbing under the sink is brand new, so I’m going to have to find the right fittings to get it all connected.
Next Steps
This week:
- Countertop, disposal, and dishwasher installation.
- Gate for the back yard, so Archie has a space to be outside when he arrives.
- Trim work in the kitchen.

- Pearl St. Kitchen installation
- Continue to source roofing bids for Mintwood.
- Meet with mom to finalize the reconciliation entries in the books. Ideally get the tax data finalized this week too.
